Notice is hereby given that the Carmel Board of Zoning Appeals (BZA) Hearing Officer meeting on the
28th day of September, 2020 at 5:00 P.M. in the City Hall Council Chambers, 1 Civic Square, 2"d Floor,
Carmel, Indiana 46032 will hold a Public Hearing upon a BZA Petition in order to:
Docket No. PZ-2020-00140 V (UDO Section 5.06.D.3):
L'Etoile Mixed Use - Applicant seeks a variance for the wide lot width — at least two principal
buildings required covering 85% of the frontage, only one principal building, but covers 95% of
the frontage.

L'Etoile Mixed Use - Applicant seeks a variance for the building step back.

Project Description:
The L'Etoile multi -family project is located at 833 Main Street and will include 60
residential units on 0.78 acres. The developer is Aziz Mamaev. Studio M Architects
and Civil & Environmental Consultants, Inc. are providing design services on the
project. The applicant seeks site plan and design approval for a multi -family building
with first floor amenity areas, apartments (12 per floor/60 total), and a parking
deck (87 spaces). The building is 104,130 gross sq. ft. and 6 stories/82'6" tall. The
site is zoned UC/Urban Core. Bike parking is provided at the front of the building
and inside the parking structure.
