The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposed structure will provide for automobile storage and traditional household activities. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed structure will provide an enhancement to the value of the home and the area and bring the property in line with other homes in the neighborhood, as many have 3 and 4 car garages. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The utility of the proposed structure will be impacted adversely and provide insufficient width and depth in the garage to comfortably accommodate two cars, much less a modern SUV or truck plus mid-size car. The workspace was also 1' narrower, and presented difficulties planning the space with the desired work tables and furnishings and appropriate circulation through the space. DECISION IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No. ?2-2120 - 00 SC?
