The approval of this variance will not be injurious to the public health,safety, morals and general welfare of the community because: The difference between a 4' and 6' front porch poses no threat to anyone entering the home, or Impacts the welfare of the community. A 4-front porch allows people to get out of the weather when visiting a home and does not create a hazard of any kind. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: All of our homes have very extensive architectural elements on each porch and entry. We agree with the intent of the standard but feel we exceed the objective, with the exception of the 2 additional feet. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: 1.There is a small chance that the existing homeowners would face great hardship if trying to sell a house that does not meet the standard, 2.There is no practical way to now remedy the homes to make them meet the standard. a.Any addition or modification to the homes now would completely compromise the intended architecture of the home. b Er Ong'+om..o' 'e's—wad I'Llaly not want to hy.e ahorsttons i-ad" +a tba hamas c.Any attempt to add or modify would encounter great difficulty in matching or blending materials with the home. DECISION It is therefore the decision of he Carmel Board of Zoning Appeals that Development Standards Variance Docket No. P2-202 a—00 !Q 6 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
