BZA Variance Request, PZ-2020-00168, UDO 5.05 D 3 UDO Considerations: Lot: a portion of a subdivision or other parcel of land intended as a unit of transfer of ownership or development and having its principal frontage on a street. •The multifamily buildings could have been platted as one lot due to common ownership, rather than the individual three parcels. Had the lines been drawn differently the UDO 5.05 D 3 would not apply. •If each lot was determined to have multiple frontages that required 70% coverage it would create a practical difficulty in providing adequate guest parking for the retail uses, which are desirable in mixed use Urban Residential districts. The parking areas were intentionally designed to be placed away from the residential views along Smoky Row. Building DESIGN at North End: •The shared massing and proposed density have been received favorably as shown throughout the Primary Plat process.
