Required stepbacks shall be a minimum of 12 ft. BZA Variance Request, PZ-2020-00166, UDO 5.05 E UDO Considerations: •May assume homogenous roof lines (see exhibit) •Concerned with proximity of buildings exceeding three stories adjacent to single-family homes which do not exist in this section of the North End development Building DESIGN at North End: •Buildings utilize gabled roofs and are appropriate in scale across from townhomes •Buildings utilize a center, double loaded corridor, with elevators •Building B has a podium garage and Building C does not utilize a garage; stepbacks would work more readily in a wrap building, which encloses an above grade parking structure •Transitioning from double loaded corridors to 12’ stepbacks on the fourth floor would require it to go from double loaded to single loaded corridors only at the fourth floor, or otherwise the footprint of the building would need to be 24’ wider 2Understood intent of UDO 5.05 E, as it relates to Sophia Square & SFH homes adjacent Point of Reference Builds in Downtown Carmel: this is the condition UDO seeks to avoid and one that is not proposed to be replicated at North End 3Understood application of UDO 5.05 E, as it relates to Railyard & SFH homes adjacent Point of Reference Builds in Downtown Carmel: not applicable to North End because SFHs not adjacent to multifamily 4Sample of Avant Multifamily adjacent to Grand Vue Drive Townhomes Point of Reference Builds in Downtown Carmel: Most similar to condition we are seeking at North End 5 Note aerial site plan.
