HomeMy WebLinkAboutLetter of GrantCity of Carmel Department of Community Services Division of Planning & Zoning LETTER of GRANT October 20, 2020 Mr. Brandon Bart Onyx+East 1828 Central Avenue Indianapolis, IN 46202 RE: Firehouse Square Townhome Development (AKA Melange) Dear Mr. Bart: The Carmel Plan Commission Hearing Officer and the Board of Zoning Appeals Hearing Officer took the following actions at their joint virtual meeting on May 28, 2020 regarding an application seeking primary plat and design approval for 45 townhomes and 12 condominiums/flats, as well as variance relief for minimum lot area. There will be 46 total lots on 2.6 acres. The site is located at 910 Veterans Way, within Carmel City Center. It is zoned C-1/City Center District and is not located within any overlay zone. APPROVED: Firehouse Square Townhome Development (AKA Melange) – Docket No. PZ-2020-00022 ADLS Docket No. PZ-2020-00023 Primary Plat Docket No. PZ-2020-00043 Variance from UDO Section 2.34 – minimum lot area: 2,000 sq. ft. required; 1,000 sq. ft. requested Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 28, 2023. In order to assist the Department’s review, please attach a copy of this letter when applying for any permits regarding the improvements contained within this approval.
