This report presents the results of an asbestos survey performed on the Carmel Self-Storage Center,
located at the above referenced address, in Carmel, Indiana.
The purpose of this investigation was to locate and identify asbestos containing materials in the
existing structure so that asbestos removal work, if needed, may be performed prior to demolition.

ASBESTOS SURVEY
A survey for asbestos containing materials (ACMs) was performed on the Carmel Self-Storage
Center located at the Site. The following is a brief description of the inspected structure:
1. 147 West Carmel Drive: This structure consists of a 1.5-story building containing
approximately 8,835-square feet constructed slab-on-grade. The approximate date of
construction for the building is 1971 with renovations and an addition occurring in the late-
1980s/early-1990s. The interior of the building is finished with drywall, acoustical ceiling
tile, wood paneling, carpet, ceramic floor tile, vinyl cove base, stamped ceiling texture,
concrete block, cement board, and fiberglass insulation. The exterior of the building is
finished with glass windows, metal sheeting, stone, wooding siding, faux rock/lava stone,
and asphalt shingles. Non-asbestos containing building materials observed within the
building included: concrete, glass, metal, wood, stone and fiberglass insulation. This
structure was inspected and sampled on June 17, 2020.
The purpose of the asbestos survey was to locate and identify ACMs so that asbestos removal
work, if needed, can be performed prior to demolition activities. It should be noted that roofing
and resilient flooring materials were inspected but not sampled as a part of this investigation.
Roofing materials were not sampled in order to prevent structural damage or void applicable
warranties. These materials are considered Category I non-friable materials and can be disposed
of as general demolition debris.
The number of samples collected from each homogenous area (HA) depends on the amount of
material present at the Site. It should be noted that additional suspect ACMs may exist in either
inaccessible or concealed spaces that can only be revealed through destructive sampling or full
demolition activities.
A&W was unable to obtain access to the storage units located within the Site building. The
manager on duty during the inspection indicated that the units are finished primarily with drywall.
Based on the construction dates of the building, the drywall located within the storage units is
considered a homogenous area with the drywall observed throughout the Site building.
A description of suspect materials and sampling locations of samples collected from the Carmel
Self-Storage Center is presented in Table 1. A description of known and assumed ACMs is
presented in Table 2. Laboratory analytical results indicating percentages of asbestos content and
certifications of the building inspectors are attached in Appendix A and B, respectively.

1. Resilient flooring materials are presumed to contain asbestos by the Occupational Safety and Health Administration
(OSHA) and are assumed to contain asbestos by the EPA. These materials may be disposed of as general construction
debris.
2. Roofing materials are assumed to contain asbestos by the Environmental Protection Agency (EPA) and may be
disposed of as general construction debris. The following roofing materials have been known to potentially contain
asbestos: tar, asphalt liquids, felt/underlayment, caulking, mastic, sealant, cement-based shingles, flashings and flat-
sheets.

As previously stated, it is A&W’s understanding that the structure is set for demolition, and the
roofing and resilient flooring materials were not sampled. These materials are considered
Category I non-friable materials and can be disposed of as general demolition debris.
Presumed/assumed asbestos containing materials cannot be shredded or otherwise made friable by
sanding, grinding, sawing, cutting or abrading during demolition, removal or recycling activities.
These materials are considered Category I non-friable materials and were not sampled as to not
damage their structural integrity and/or to avoid voiding warranties, if applicable.
As previously stated, A&W was unable to obtain access to the storage units located within the Site
building. The manager on duty during the inspection indicated that the units are finished primarily
with drywall. Based on the construction dates of the building, the drywall located within the
storage units is considered a homogenous area with the sampled drywall and should not contain
asbestos. If any additional building materials not previously sampled are encountered within the
storage units, demolition activities should halt and those materials analyzed for asbestos content.
The scope of work for this inspection was intended to determine whether building materials on or
in the Carmel Self-Storage Center (Site) contained asbestos so that they could be removed prior to
demolition of the structures. The screening was intended to provide a representative sampling of
suspect asbestos materials observed at the Site. This document is not intended to serve as a bid
specification for abatement contractors and the actual square footage of building materials present
may vary.
Demolition activities should be performed in compliance with the State of Indiana and local
regulations pertaining to asbestos containing materials. If at any time other suspect materials
besides those that have been analyzed become exposed, demolition activities should halt and those
materials analyzed for asbestos content.
