I am writing to express my strong opposition to PZ-2020-00155 PUD, the proposed rezoning at the
southeast intersection of 146" Street and Shelborne Road and identified by the Hamilton County
Auditor's Offices as Tax Parcel Number 17-09-20-00-00-001.000. Nearly all residents in the Tallyn's
Ridge Community are completely opposed to the addition of multi -family housing that will cause traffic
and safety problems, create even more problems with school capacity issues, destroy local wildlife
habitat, and potentially lower the property values of the existing community.
Traffic and safety of pedestrians are major areas of concern. The high Density of Homes being proposed
by this rezoning would significantly flood the 1461h Street and Shelborne intersection which is currently
under construction based on the current zoning (home density) and expected development of
properties north of 146th street on the Westfield side of 146th street. The current street construction I
believe was anticipated and planned on the premise that the parcel was zoned S-1 residential as are all
the surrounding developments including Tallyn's Ridge. The proposed increase in density would
increase the number of potential future residents by a factor of 2 to 1. The traffic surge during morning
rush hours will also negatively impact safety for children, since students walk to board the school bus in
the mornings. In general, the area would be directly connected to the Tallyn's Ridge development by the
extension of Trahan Drive and likely become the preferred traffic pattern of those residents' of this new
development in order to avoid the intersection of 146th Street and Shelborne. The residents of the
connected neighborhoods (both Tallyn's Ridge and Albany Place) purchased homes within their
respective neighborhoods with the understanding this parcel was zoned S-1 residential.
Schools capacity should also be considered by the planning commission as approval of multi -family
dwellings that will create or exacerbate a situation that could cause school concurrency to fail if this
proposal and/or other similar plans to increase the home/resident density were to be approved,
Wildlife has been observed in the area, and any development will destroy their habitat.
Any planned development of the property should consider the continuing impact to local wildlife
habitat. I would suggest this be investigated by the appropriate agency prior to approving any plans for
the development.
Property values are likely to go down in the area if multi -family housing units are built. Multi -family
dwellings and smaller lot size homes are inconsistent with the neighborhoods developed in the area. I
was disappointed that only the homes immediately backing up to the parcel were noticed of this
potential rezoning. There was no indication of where the notifications were sent, but I suspect none
were delivered into our neighborhood (Tallyn's Ridge) other than the 6 or 7 homes immediately backing
up to this parcel.
1 urge you to disapprove the proposed rezoning, and from recent meetings and discussions with my
neighbors, I know my opinions are shared by many who have not managed to attend meeting orwrite
letters and emails.
