Site Construction
•This project has additions in the back and front of the existing house. Any
fencing or existing structures altered during construction must be
reinstalled unless the client determines unnecessary.
General
•Client must obtain all necessary permits for the construction of the
structure with assistance from the Contractor.
•Dumpsters shall be provided to dispose of all waste during the project.
•At the close of the project the contractor will have a a final punch list
drawn up by the client and completed in a timely manor.
•Contractor must provide a final clean service.
•There is no budget needs for landscaping in this contract. Contractor will
provide rough grade around structure only.
Concrete
•The contractor will pour new foundations per-prints, see A101, A301, and
A302. There are two different footer heights in this project. Concrete to
be air-in-stone mix with 4000 psi compressive strength with fiber mesh
for reinforcement or comparable. Utilize #5 rebar in all footings and ½”
anchors at all concrete to wood framing transitions per code. Existing
concrete cellar access will be relocated and new access will be installed
with steps built to code and a closing door cover. Walls will finish as
pulled from forms unless honeycomb issues arise making repairs
necessary. New foundation walls must be sealed to not allow water
penetration.
Masonry/Stone
•There will a thin stone veneer added to the exterior as seen on the
elevations. The stone will be Cast Natural Delafield Ledgestone

Manufactured Stone Veneer Siding or comparable based on owner
discretion.
Metals/Steel
•Contractor must provide and install exterior steel railings, per client
design decision, at cellar access.
Woods
•Wood frame structure predominately constructed from 2X4 and 2x6
materials 16” o.c. in all bearing locations. TJI and 2x12 ceiling joists 16”
o.c. Ridge beams set to acceptable spans per code. Joining hangers
installed where needed per code.
•The porch posts and exposed frames will be made of Cedar 4x4’s.
Thermal & Moisture Protection
•The contractor will wrap the house with Tyvek or comparable house wrap.
•Exterior siding, trim, soffit, fascia and decorative work to be constructed
from pre-finished steel siding.
•Roofing will be Rubber on the 2nd story section over the master bedroom,
dimensional shingles on the balance.
•Insulation will be fiberglass batt per code or better.
•Exterior Paint will be two (2) coats “Benjamin Moore” premium grade flat
exterior acrylic paint to match existing or per Owner selection. Install six
inch aluminum gutters where necessary with down spouts directing water
away from house.
•All walls and ceilings to be ½” drywall slick finished.
Doors & Windows
•Exterior Doors will be fiberglass per plans.
•Exterior windows are to be Andersen 100 series. Interior and exterior
colors to be verified with owner prior to ordering.
•New interior doors style to be paint grade, solid core raised panel per
owner selection.
Interior Finishes
•Base trim will be 5-1/4” tall pre-primed wood and casing trim will be
3-1/2” pre-primed wood.
•Cabinets in this project are per plans. Window seat cabinets with book
shelves. The final cabinet color, style, and function must be approved by
owner prior to ordering or building.
•Prime all interior walls and ceilings.
•Paint all interior walls with two (2) coats premium grade “Benjamin
Moore” paint and all trim with two (2) coats premium grade “Benjamin
Moore” paint (or approved equal). Colors and sheen per Owner selection.
Three colors total.
•Flooring will be selected by client so a reasonable budgets must be given
as guidelines for individual rooms.
Specialties
•Closet shelving to be wood with poles per client direction and contract
budget.
•2 Fireplaces will be gas firebox built in units per plans with 17” tall by 16”
deep hearth with stone facade on one and tile and wood surround mantle
on the other . The firebox must accommodate gas fires and have steel flue
per code. Surface stone per client selection.
•Door hardware to be Schlage brand or comparable.
Equipment & Design
•Prints will be supplied as needed to workmen.
Mechanical
•HVAC will include two systems per plans. Compressor set on a cement
pads to the West side of the project.
•The house will have air exchangers on each system per budget.
Electrical
•Contractor to provide a budget but final selection to be made by Owner
based on those budgets.
•The cellar and crawl space will have lighting installed.
