Our home and property is directly West of Albany Village and the paired patio portion of this proposed neighborhood. My wife and I attended a meeting hosted by Steve Pittman held at the Ritz Charles and listened to his proposal. While we enjoy this area in its current condition, we are also aware that this area is also experiencing significant change. For one, 146th Street is being rebuilt into a limited access thoroughfare. Second, a new mosque has been approved and will be built to our south at the corner of 141st and Shelborne Road. And last, the Carmel Parks Department just announced a new park which is being planned on the land around us. This has become a very desirable area and it is apparent that the Lamb property would participate in this change. As I review the Albany Village proposal I believe that the developer has taken a very reasonable approach as he has provided a transition from the lower density on the east side of the property to a greater density on the west side of the property. In addition, the property has a pipeline easement which creates challenges as the road system transitions to the west. The developer has created large open spaces, a significant trail system, strong architectural commitments and has created significant landscape buffering along Shelborne Road directly across the street from our residence. I am also very appreciative that the developer has agreed to provide our property with a sanitary sewer connection when he builds the sewer line to his property. Steve Pittman and Pittman Partners has an excellent reputation, and I would recommend that you approve his PUD zoning request. Sincerely, W. Adam Ehret
