HomeMy WebLinkAboutLetter #26 Nate TalarczykDear Council, I am writing to express my strong opposition to PZ-2020-00155 (Albany Village PUD). The docket is proposing the rezoning of the parcel of land located to the southeast of the intersection of 146th Street and Shelborne Road, identified by the Hamilton County Auditor’s Offices as Tax Parcel Number 17-09- 20-00-00-001.000. Residents I have spoken to in the Albany Place and Tallyn’s Ridge Communities are entirely OPPOSED to this rezoning approval and the construction of the proposed multi-family dwellings. The proposed plans for Albany Village show that most entrances to the subdivision will be cutting through both the existing Albany Place and Tallyn’s Ridge Communities. Both of these existing communities have a heavy presence of young children and the significant increase in forced traffic will introduce unnecessary danger to the children in Albany Place and Tallyn’s Ridge. It makes no logical sense to have entryways of the Albany Village development traverse through neighboring developments where there are clear access points possible along the North and West ends of the land. At a minimum an entry point along Old 146th St should be added to decrease the entry traffic through Albany Place and Tallyn’s Ridge. Additionally, the multi-family construction does not match the type of construction in this area. All of the surrounding developments are single family neighborhoods and the multi-family construction would skew the type of construction. One of the things I love about living in the west side of Carmel is the openness and rural feel to the area, even though we’re located in a high end, populous suburb. As you go down streets like Towne, Ditch, and 136th street, you even come across several farms, open fields, parks, and ponds. The plans to this development do not reflect this ambiance to the slightest. The plans suggest the developers are trying to fit as many revenue generating dwellings as possible into this plot of land. Again, this development does not fit the persona of the far west end of Carmel. At a minimum, the lot sizes and construction of the development should be set to match Albany Place and Tallyn’s Ridge. Finally, a new development like this would introduce a significant number of new families to the area and cause even further congestion and crowding issues within the schools serving the area. The high school is already at a concerning capacity and the re-zoning for the elementary schools just occurred for future years. I suspect that this rezoning of the elementary schools did NOT consider this possible new multi family development. This would cause overcrowding and resource constraints for the children that already live in this area and attend that school.
