HomeMy WebLinkAboutPacket for HO 12-14-20Docket Number: PZ-2020-00197 V
Hearing Date: Monday, December 14th, 12:00pm (Noon)
Introduction: We are requesting a variance to be able to be able to utilize more of
our backyard in order to accommodate an inground pool.
What are we asking for: Carmel currently requires a max of 45% lot coverage
allowance, and we are requesting a 51% for the lot coverage.
Professional Installation: We have employed an organization that is a solid
professional for this project. Topic Pools, Inc. is well respected, been in business
for many years and has done many projects in Carmel. This is an inground pool
(10X26).
Lack of Noise From Equipment: Negates downside of allowing equipment closer
to the property line. The pump is very quiet, please refer to documentation
provided by Tropic Pools Inc, that states "Ultra/Extremely Quiet" and "eliminates
unpleasant, high-pitched noise".

FINDINGS OF FACT SHEET - DEVELOPMENT STANDARDS VARIANCE
CARMEL ADVISORY BOARD OF ZONING APPEALS
(Petitioner to fill out 1-3 + first two blanks)
Docket No.: PZ-2020-00197 V
Petitioner: William WIOtt
The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
This is a residential swimming pool in the backyard with an automatic pool cover.
The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The is the common area of the house with abundant green space. Additionally, a pool is
common amenity for a residential property.
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
it will limit the ability to improve the property as proposed & intended. The strict application
would prohibit tis froi i i tit lizii ig ous- propeity it i the ia, it ie, co, isistei it wit' i the residential i iature
of our property. Also, it would limit the ability to safely and aesthetically integrate the pool and
associated elements into the property. I he proposed improvement Is otherwise consistent with
residential ordinances.
