What are we asking for: Carmel currently requires a max of 45% lot coverage allowance, and we are requesting a 51% for the lot coverage. Professional Installation: We have employed an organization that is a solid professional for this project. Topic Pools, Inc. is well respected, been in business for many years and has done many projects in Carmel. This is an inground pool (10X26). Lack of Noise From Equipment: Negates downside of allowing equipment closer to the property line. The pump is very quiet, please refer to documentation provided by Tropic Pools Inc, that states "Ultra/Extremely Quiet" and "eliminates unpleasant, high-pitched noise". The appeal is set to be heard by the Carmel Board of Zoning Appeals Hearing officers on the 14t" Day of December at 12:00pm (Noon) virtually, per my Development Standards Variance application. The application is in relation to said swimming pool, Section 3.64, to permit 51% instead of the allowed 45%. 1 am the owner of the property known as 656 2nd Ave. NE, Carmel, IN 46032 (Parcel ID#: 16-10-30-05-02-005.001) The inground pool will be installed by Tropic Pools Inc. in the backyard and will have an automatic pool cover (and eventually fenced in backyard). The backyard and pool are a common area and was part of the plan while the house was being designed. All interested persons desiring to present their views on the above application, either in writing or verbally, will be given an opportunity to be heard at the above method. Additionally, a pool is common amenity for a residential property. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: it will limit the ability to improve the property as proposed & intended.
