Smith, PS #LS20500025 of AmericanStructurepoint, Inc. under project number 201901094, more particularly described as follows:Commencing at a Harrison Monument at the northeast corner of said Northeast Quarter; thence South 00degrees 10 minutes 18 seconds West 198.85 feet along the east line of said Northeast Quarter (the basis ofbearings is the Indiana State Plane Coordinate System, East Zone); thence North 89 degrees 55 minutes 51seconds West 45.42 feet to a cut “X” at the POINT OF BEGINNING; thence continue North 89 degrees 55minutes 51 seconds West 177.45 feet to a mag nail; thence North 00 degrees 00 minutes 57 seconds East155.12 feet to a rebar with a “Structurepoint” cap (hereafter referred to as “found rebar”) on the southright-of-way line of 126th Street as defined in Instrument Number 2017014653, on file in the Office of theRecorder of Hamilton County, Indiana, the following seven (7) courses are along said south right-of-way andthe west right-of-way line of Gray Road as defined in said Instrument Number; 1)thence South 88 degrees 26minutes 12 seconds East 139.60 feet to a found rebar; 2)thence South 00 degrees 00 minutes 18 secondsWest 17.58 feet to a found rebar; 3)thence South 89 degrees 46 minutes 33 seconds East 12.01 feet to afound rebar; 4)thence South 01 degree 12 minutes 23 seconds East 19.52 feet to a found rebar; 5)thenceNorth 89 degrees 49 minutes 05 seconds East 10.50 feet to a found rebar; 6)thence South 12 degrees 38minutes 50 seconds East 68.32 feet to a found rebar; 7)thence South 00 degrees 01 minute 40 seconds West47.75 feet to the POINT OF BEGINNING. Containing 0.585 acres, more or less.SURVEYOR'S REPORTIn accordance with 865 IAC 1-12-1 et seq., the following observations and opinions are submitted regardingthe causes and the amounts of uncertainty in the locations of the lines and corners found or establishedduring this survey as a result of:A.)availability and condition of reference monuments,B.)occupation or possession lines,C.)clarity or ambiguity of the record descriptions for the site and its adjoiners, andD.)the relative positional accuracy of the measurement.A.The following monuments were found or re-established marking the corners common to the NortheastQuarter of Section 32, Township 18 North, Range 4 East. Unless otherwise noted, there is negligibleuncertainty associated with the locations of these corners.Northeast Corner: Harrison monument found per County Surveyor's Records.Southeast Corner: Harrison monument found per County Surveyor's Records.Northwest Corner: One-inch diameter iron pipe found three inches below grade.B.Unless otherwise noted, there is no physical evidence of occupation or possession along the boundarylines of the subject parcel.177.45' Line: The back of a curb is on line.155.12' Line: A fence ranges from on line to 1.2 feet east of the line. The back of a curb is 0.8 feet to1.0 foot west of the line.C.The record descriptions for the site and its adjoiners were obtained from the office of the Recorder ofHamilton County (the latest research date was September 22, 2020). The record descriptions for theadjoiners were mathematically retraced to disclose any gaps and/or overlaps between the boundary linesof the site and its adjoiners. The following observations are made as a result of this retracement: Therewere no gaps or overlaps between the boundary of the site and its adjoiners.D.The relative positional accuracy (uncertainty due to random errors in measurement) of any point on thesurvey relative to any other point on the survey at the ninety-five percent (95%) confidence level iswithin the specifications for an Urban Survey (0.07 feet + 50 ppm) as defined in 865 IAC 1-12-7.As a result of the above observations, it is my opinion that the uncertainties in the locations of the lines andcorners established during this survey are as follows:Due to variances in reference monuments: 0.0 feet;Due to inconsistencies in lines of occupation: see “B” above;Due to discrepancies in the record descriptions: 0.0 feet; andDue to random errors in measurement: within the specifications for an Urban Survey (0.07 feet + 50ppm) as defined in 865 IAC 1-12-7.SURVEYOR'S NOTES1.This plat of an ALTA/NSPS LAND TITLE SURVEY is based upon the Fidelity National TitleInsurance Company commitment for title insurance having Commitment No. 20-08086 and thecommitment date of July 29, 2020.2.No comment is made regarding the following Exceptions in Schedule B, Part II of the commitment fortitle insurance: 1-16 and 20-23.3.The following notes are keyed to the Specific Exceptions in Schedule B - Section II of the commitment fortitle insurance.Item 17: Cable Television Installation Agreement per Instrument Number 9128694 -The subject parcel is included in Exhibit A. Nothing to plot.Item 18: Easement for Private Road to City of Carmel per Book 302, Page 272 - The easement is not onand does not touch the subject parcel.Item 19: Water Line Easement per Book 141, Page 498 - The easement is not on and does not touch thesubject parcel.4.The purpose of this survey was to prepare an ALTA/NSPS Land Title Survey for the site.5.The accuracy of any flood hazard data shown on this survey is subject to map scale uncertainty and to anyother uncertainty in location or elevation on the referenced Flood Insurance Rate Map. Flood InsuranceRate Map having Community-Panel Number 180081 0227 G (map revised November 19, 2014) of theNational Flood Insurance Program indicates this site to be within zone “X” (areas determined to be outside500-year floodplain).6.Basis of Bearing System: The bearings in this survey are based on the Indiana State Plane CoordinateSystem, East Zone.7.The locations of any underground utilities shown on this plat are based upon above ground evidence(including, but not limited to, manholes, inlets, and marks made on the ground by others) and arespeculative in nature. There may be underground utilities for which there is no above ground evidence orfor which the above ground evidence was not observed (i.e. buried or paved over).8.The dimensions of the buildings are exterior (“footprint”) dimensions and the areas of the buildings are the“footprint” areas.9.American Structurepoint, Inc. makes no warranty, either expressed or implied, as to our staking, findings,recommendations, plans, specifications, or professional advice except that the work was performedpursuant to generally accepted standards of practice and degree of care exercised by members of the sameprofession on projects of comparable size and complexity.
