3. Docket No PZ-2020-00171 PV: Meridian Suburban Plat Vacation
The applicant seeks approval to vacate the lots, easements, and road rights of way for lots 2-16, 29, and 33-46 in
Meridian Suburban Subdivision, Section 1. The site is located south of 111th Street and west of US 31. The
property was recently rezoned from S-2 to the MC/Meridian Corridor district. Filed by Addison Bradford of Hall,
Render, Killian, Heath & Lyman, P.C. for Meridian Development Realty, LLC.
The Petitioner seeks approval to vacate 30 of the 31 lots of the Meridian Suburban subdivision in order to
position the land for redevelopment. This neighborhood was recently rezoned from S-2/Residential to
MC/Meridian Corridor and all but one of the lots (Lot 30) are now owned by Meridian Development Realty,
LLC. Lot 30 is not a part of this plat vacation and will remain an individual lot with a residential use.
In 2019, when the subdivision was rezoned to MC/Meridian Corridor, a concept plan was submitted with the
rezone proposal to give an idea of how the property could be laid out and how it could connect to the Franciscan
Orthopedic Center of Excellence project, currently under construction to the south. This plat vacation is the
first step for the owners to be able to move forward with the concept of redeveloping the site for
office/commercial uses. The MC/Meridian Corridor zone allows for commercial and office uses, and this type
of redevelopment is in harmony with other development along Meridian Street. The next step will be
demolition of the existing buildings on the site. Before any future development could take place, a
Development Plan and ADLS application would have to be reviewed and approved by the Plan Commission.

Recommendation: The Department of Community Services recommends the Plan Commission votes to
suspend its rules of procedure and vote to Approve this item tonight.
