Our homeowners association has reviewed Docket No. PZ-2020-00155 Z: Albany Village PUD, the
proposed rezoning at the southeast intersection of 146th Street and Shelborne Road. Nearly all
residents in the Tallyn’s Ridge Community are completely opposed to the addition of multi-family
housing that will cause traffic and safety problems, create even more problems with school capacity
issues, destroy local wildlife habitat, and potentially lower the property values of the existing
community.
Our board has previously met with the developer to discuss multiple / possible modifications to the
proposed PUD and in all instances our modification requests were not accepted or an alternative middle
group offered by the developer.
At this time it is our desire to reach out to you and the commission with the following modification
requests:
Request an additional street connection to Old 146th Street in order to allow better access and
connectivity and more options for residents and emergency vehicles and school busses. Also
this would reduce the risk factor of traffic surge during morning and afternoon rush hours that
will negatively impact safety for children since students walk to and from the school buses in the
mornings and after school.
Increase in the proposed lot sizes that immediately backup to the existing Tallyn’s Ridge
Development. As currently proposed the width of the proposed lots would create a minimum
distance of 10ft between the new homes which would directly back up to homes on the
perimeter of the Tallyn’s Ridge Development. This is dramatically inconsistent with the current
architectural design and layout of the Tallyn’s Ridge Development
Lastly elimination of the multifamily / dual family homes as this type of housing is inconsistent
with current zoning of all surrounding developments and certainly not what our homeowners
believed would be built on this property based on the current zoning when we all purchased our
homes in the past two years.
As a homeowners group we urge you to disapprove the proposed rezoning without modification. We are
not opposed to compromise, yet we don’t feel as if the development group is making any compromise
that would allow this community to blend well with its neighbors.
