PZ-2020-00210 DP Amend/ADLS Amend & PZ-2020-00225 V PROJECT SUMMARY SCB Home Office, LLC is proposing to construct three single-story office buildings on vacant real estate located south of 116th Street, on the east side of Pennsylvania Street at 11585 Pennsylvania Street (approximate address), which will serve as the headquarters for the S.C. Bodner Company, a leading national multifamily community developer and management company and include space for additional tenants in the multiple buildings. See the Location Map under Tab 2. In addition to DP Amend and ADLS Amend petitions, a development standards variance application has also been filed for the approval of an emergency-only access to a street that runs through a residential area. The office buildings, collectively, will have just over 27,000 square feet of space in the three buildings with a building height of 21 feet for each building. Building materials will include: brick with stone inlay masonry; insulated, prefinished metal panels; stone cap with metal coping; and aluminum storefront framed windows with tinted blazing and applied grids; with a general color scheme of earth tones. In addition to the S.C. Bodner headquarter space, the proposed multi- tenant buildings may provide space for additional individual tenants. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The vehicular access point to Washington Boulevard is strictly for emergency vehicle access only, is strongly recommended by the Carmel Fire Department and will serve as a secondary emergency access point for the developed properties located to the immediate north and south of the subject parcel as well. 2. The Home Place Overlay regulations prohibit vehicular entrances to streets that run through residential areas. In order to address Carmel Fire Department concerns in light of zoning regulations, an emergency-only vehicular access has been proposed for the site design. The existing access drive to this site from Pennsylvania Street also serves as the only vehicular access point for the office buildings located to the north and to the south of the site. CONSTRUCTION Two-piece die-cast aluminum housing has integral heat sink fins to optimize thermal management through conductive and convective cooling. Modular design allows for ease of maintenance. The LED driver is mounted to the door to thermally isolate it from the light engines for low operating temperature and long life. Housing is completely sealed against moisture and environmental contaminants (IP65). FINISH Exterior parts are protected by a zinc-infused Super Durable TGIC thermoset powder coat finish that provides superior resistance to corrosion and weathering. A tightly controlled multi-stage process ensures a minimum 3 mils thickness for a finish that can withstand extreme climate changes without cracking or peeling. Available in textured and non-textured finishes. OPTICS Precision-molded proprietary acrylic lenses provide multiple photometric distributions tailored specifically to building mounted applications. Light engines are available in 3000 K (70 min. CRI), 4000 K (70 min. CRI) or 5000 K (70 min. CRI) configurations. ELECTRICAL Light engine(s) consist of 10 high-efficacy LEDs mounted to a metal-core circuit board to maximize heat dissipation and promote long life (L88/100,000 hrs at 25°C). Class 1 electronic drivers have a power factor >90%, THD <20%, and a minimum 2.5KV surge rating. When ordering the SPD option, a separate surge protection device is installed within the luminaire which meets a minimum Category C Low (per ANSI/IEEE C62.41.2). INSTALLATION Included universal mounting bracket attaches securely to any 4” round or square outlet box for quick and easy installation.
