HomeMy WebLinkAboutPacket for BZA 01-25-21To whom it may concern, It is our intention to install a pick up window in the front of Rita’s Italian Ice at 110 West Main Street in Carmel (Sophia Square). This location was previously a bank and we have leased half of the space for this new business. Currently, under C-2 zoning, (UDO, appendix A-03, page 363) this is not allowed. This a brand new business and build-out. In order for us to safely serve the community, we feel this is absolutely necessary for multiple reasons. The current Covid pandemic has taught us we do need to have the ability for both customers and employees to conduct business safely. This will ensure that will be able to social distance, reduce contact while adhering to any and all current and future health department guidelines. Even without limitations, it will take people quite a while to feel totally comfortable to the point of pre-Covid. Estimates are anywhere from 10-20% of sales that could be reduced without safe options for to pick up versus dine in. With the increase in food app service delivery, this will allow for speed and efficiency of pick up, both freeing up parking spaces and helping to keep traffic moving on Main Street. This window, along with cold storage inside and adjacent, will allow for us to prepare ahead and keep products fresh and cold for pickup. This aides in efficient, quick “up to and out” service for walk-up and bike up off the trail and food app pick ups. This is a small business and it’s success is crucial to potential growth in the area. Our product is mostly frozen water ice and custard. We believe, based on previous location data, that having a window represents close to 50% of sales. In this case, without the window, a potential 50% decrease in planned sales which would make the overall business viability questionable.
