CITY OF CARMEL BOARD OF ZONING APPEALS HEARING OFFICER

NOTICE IS HEREBY GIVEN that the City of Carmel Board of Zoning Appeals Hearing Officer will
conduct a Virtual Public Hearing on the 25th day of January, 2021 at 5:30 o’clock p.m., to hold a public
hearing regarding an application identified by the Docket Number PZ-2020-00226 V (the “Request”). The
property that is the subject of the Request is located on the south side of West Carmel Drive, has a common
address of 645 West Carmel Drive, Carmel, IN 46032, is approximately 3.73 acres in size and is identified by
the Hamilton County Auditor’s Office as Tax Parcel Identification Number 16-09-36-00-02-005.000 (the “Real
Estate”).
The Real Estate is zoned pursuant to the Atapco Planned Unit Development Ordinance, Ordinance
Number Z-581-13 and the Request seeks a development standards variance from the Atapco PUD, Ex. F,
Section E requirement that Public Entrances be provided on the street side of all Residential Buildings located
within fifty (50) feet of the street right-of-way. The Applicant is proposing that some of the apartment units
include private entrances along the Carmel Drive street frontage. The petition may be examined on the City’s
website, through Public Documents - Laser Fiche.
This will be a virtual meeting. It is recommended that persons wishing to view this meeting do so online
via Carmelspeaks.org or the City webpage. All interested persons desiring to present their views on the above
application are encouraged to submit written comments, up to 2:00 p.m. the day of the meeting, via email to Joe
Shestak administrative assistant: jshestak@carmel.in.gov. The Public Hearing may be continued from time to
time as may be found necessary.
