My name is Peyton Griggs, I am the owner of Playful Minds Daycare, and I am requesting a
variance on my property (10416 Cornell Ave) in order to run my business out of my newly
acquired home.
I am requesting this variance because I will be using more than 15% of the home for business
purposes. No major structural changes are being made to the property, although the pool has
already been filled in for the safety of my own children as well as the daycare children. No
signage will be put up in the yard, and the home will not be recognizable from the street as a
daycare.
I have one full-time employee working with me, to watch a maximum of 12 children at a time, in
accordance with the Indiana State guidelines ratio requirements for childcare homes. We park in
the driveway every day. There are four additional parking spots available for parents to utilize
while picking up and dropping off children, so no one has to park in the street. There is room on
the street for overflow parking, should the need arise; however, in my 3 years of running a home
daycare, I have never had pickup or dropoff get congested enough to need overflow. Parents
have been instructed to treat Cornell Ave as a one-way street, entering on the north end and
leaving on the south end, which allows traffic to flow smoothly.
We are open from 7:30am until 5:30pm; during that time, the children are outside for
approximately 1 hour a day in the colder months and up to 6 hours a day in the warmer months.
The backyard is enclosed with a privacy fence, and the children have a large clubhouse in
which to play; both of these things help cut down on noise. At our current location, we have
spoken with neighbors who say they do not hear a significant difference in noise between our
daycare house and the other houses in the neighborhood with children. Of course, we also do
not allow the children to run around screaming inconsiderately, which helps as well.
The board mentioned putting in a shade tree or two on the property, so we are working on fitting
that into our 2021 budget. Other than the pool, which has already been filled in for safety
reasons, there will be no other landscape changes to the property. There will be no signage
outside or in the windows, nor anything indicating that the home is being used as a daycare.
