Hollibaugh, Director L E T T E R of G R A N T January 26, 2021 Peyton Griggs 2514 Conly Court Indianapolis, IN 46280 Re: BZA Docket No. PZ -2020-00187 UV: Griggs In-Home Daycare Dear Ms. Griggs: At the virtual meeting held on Monday, January 25, 2021 the Carmel Advisory Board of Zoning Appeals took the following action regarding the Use Variance (UV) request filed by you for the property located at 10416 Cornell Avenue (Lot 54 Home Place Subdivision): APPROVED with CONDITION: PZ-2020-00187 UV: Griggs In-Home Daycare, Use Variance approval for a Day Care / Day Nursery. • Approved with the Condition that the Petitioner plants one shade tree in the front yard (with species of tree chosen from the Recommended Tree Planting List; however, the Carmel City Forester recommends a red oak or a tulip tree that is a minimum of 2.4-inch in caliper size (which is usually a 10-12 foot tall tree)). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Use Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is January 25, 2024 (that is the deadline date when the land use must be fully implemented with all renovations, required site improvements, etc.) Please include a copy of this letter with any permit application.
