Illinois Street This petition is regarding signage at the Goodman Campbell Brain and Spine Building, 13345 N. Illinois Street. I am Doug Staley, Jr. with Staley Signs, petitioner for GCBS Real Estate Holdings, LLC. We are seeking a variance of development standards (UDO Section 5.39.H.2.a) to allow for a 3rd sign on the building, only 2 allowed. We believe that the BZA should grant the variance to allow for a 3 rd wall sign to be placed on the East elevation for several reasons. The proposed sign that reads, “Neurosurgery Foundation at Goodman Campbell” is for the Foundation and is the 2 nd tenant of the building owned by GCBS Real Estate Holdings, LLC. The Foundation has a legal lease establishing specific areas/square footage within the building. Even though the building does not meet the UDO/planning department definition of a multi-tenant building, it does have two leases for separate organizations. Finally, we believe that the building has three street frontages. Technically, the North elevation fronts Illinois Street and the South elevation fronts US 31. However, due to the curve of US 31 and the angle that the building sits on the property, we feel that the East elevation has US 31 frontage in addition to the South elevation. If this building is defined as multi-tenant or if the East elevation is considered to have a street frontage, the 3 rd sign would be allowed. Thank you for your consideration on this matter.
