The applicant seeks the following development standards variance approval: 5. Docket No. PZ-2021-00016 V UDO Section 5.39.H.2.a 2 signs permitted, 3 requested. The site is located at 13345 N. Illinois Street (Goodman Campbell Brain and Spine site). It is zoned MC/Meridian Corridor. Filed by Doug Staley Jr. of Staley Signs, Inc. on behalf of GCBS Real Estate Holdings LLC c/o Cornerstone Companies. General Info & Analysis: Neurosurgery Foundation seeks approval to place a third wall sign on the building, when only two are allowed. The new tenant will be a sub-leaser of a portion of the Goodman Campbell tenant space. The proposed wall sign will face north/northeast, and it will read: Neurosurgery Foundation at Goodman Campbell. Please see the Petitioner’s informational packet for more detail on the variance request. This subleased space does not constitute a separate tenant, and therefore the building is still considered a Single- tenant Building. To be considered a multi-tenant building, each tenant should occupy their own floor or space separated from other tenants. In this instance the subleaser is not separated by walls. And so, a variance is required to allow an additional wall sign at this location. UDO Section 5.39.H.2.a states the following for a Permanent Sign; Single Tenant in a Business/Industrial/ Manufacturing District: 1. Sign Classification: Awning, Ground, Porch, Projecting, Suspended, or Wall. 2. Number and Type: a. One (1) sign per Street Frontage, maximum three (3) signs. b. A building owner with two (2) or more Street Frontages may elect to transfer a permitted sign from one (1) Street Frontage to another. c. Signs may be oriented to one (1) Street Frontage as follows: One (1) Projecting or Wall Sign and one (1) Ground or Suspended Sign. There is existing signage on the site and on the building facades. A Multi-Tenant Complex ground sign exists at the parking lot entrance off Illinois Street, and a Goodman Campbell wall sign is in the south elevation of the building, as well as on the north elevation of the building. The proposed wall sign colors will be gray, to complement the other existing wall signs. The proposed wall sign will also include a logo. The proposed wall sign dimensions are 44’- 3 ¾” wide and 49” tall. The sign will fit within 67% of the Spandrel Panel height and 74.94% of the Spandrel Panel width. The proposed wall sign illumination will have translucent white faces with dual color vinyl, so that the sign appears gray during the day and white at night. The Petitioner addressed all the planning/zoning review comments, and the Planning Dept. supports this variance request.
