HomeMy WebLinkAboutExplanation of ProjectOur house has an attic area above the Garage which is 21’wide and 30’ deep. The garage doors face east, the roof rafters run east and west. The ceiling joists are 2”x8”x22’ spanning north to south. The adjoining attic area to the south is 11’wide x 30’deep with a hip ceiling bathroom and closet area. This area and the rest of the house are constructed with 2”x10” floor joists. We are proposing to connect this area above the garage to a new master bedroom, bath, and closet area to accommodate our growing family that wants to stay in the community we are in. We are proposing to use 14” I-joists with hangers on LVL’s dropped down to match floor levels of the existing house construction on the north and south garage walls. These joists will run north to south and span slightly less than 21’. We would add 2”x10” ceiling joists over the remaining space above the mudroom and pantry area. The plate areas above the existing walls will need to be built with rim boards and 2’x10’s as well. We intend to construct a second story addition with 2”x6”x8’ walls and 5/8 OSB siding with a cathedral ceiling. The trusses will run north and south. Two years ago, we installed a new 200 amp electrical service which has available circuits for this addition. When we added the garage bay on the north, we removed from the north wall a solid brick veneer that was in perfect condition with almost no wall ties. The foundation consists of an 8”x16” footer with a poured concrete wall 8”x24” and an 8”L Block. The south and west garage foundations are crawl space walls consisting of 8”x16” footers and 4 courses of 8” blocks. We have previously installed hard wired smoke and CO detectors in the basement, first floor hall, and upstairs hall along with battery smoke alarms in all of the bedrooms. This proposed construction will give us easy access to hardwire all of the bedroom smoke detectors and new addition as well. We intend to use the existing plumbing in the bathroom and reshape the space. Nardco Heating and Cooling from Anderson/Noblesville has replaced the furnace and air conditioner in the past. We expect to use them to do HVAC work for this job as well. 2”x6” walls and 14” joists will allow extra insulation (R40) for sound and energy efficiency. We will use high performance glass bats. Fire code window access will be installed in the bedroom on the west side of the house. The addition will be finished to match the main house with eves and gable ends and fascias. Cedar shake shingles from Michigan Pre-Stain will be used to match the existing siding. The offset gable in front and the varied roof lines we believe will provide a nice esthetic appeal to the house when completed. 02/18/21
