PZ-2020-00200-00205 V; PZ-2021-00004 V The Avenue at Bennett Farm Variances Dear Mr. Hardin: At the virtual meeting held Monday, February 22, 2021, the Carmel Board of Zoning Appeals took the following action regarding the Development Standard Variances (V) filed by you for the property located at 11100-11150 N. Michigan Rd: APPROVED: The Avenue at Bennett Farm Variances - Development Standards Variance approvals for: 1. Docket No. PZ-2020-00200 V: Min. 8-ft building façade offsets required, 4-ft granted. 2. Docket No. PZ-2020-00201 V: Red brick or stone required, Gray brick granted. 3. Docket No. PZ-2020-00202 V: Min. 25-ft wide drive aisle widths required, 23-ft granted. 4. Docket No. PZ-2020-00203 V: Drive Thru Stacking permitted along rear of structures, Stacking granted in front/sides. 5. Docket No. PZ-2020-00204 V: 10-ft wide West Bufferyard required, 6-ft width granted. 6. Docket No. PZ-2020-00205 V: 5-ft wide building foundation planting beds required, none granted in parts. 7. Docket No. PZ-2021-00004 V: Ground sign required to be located at rear of site at vehicular entrance, Sign located along Michigan Rd. granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is February 22, 2024. Please include a copy of this letter with any permit application.
