GENERAL NOTES:
1. This drawing has been created from information gathered on-site. Existing
conditions and survey information shown are approximate and are for
Contractor reference only. Landmark DBM, Inc. is not responsible for
discrepancies between the approximate existing conditions shown on this
drawing and the actual existing site conditions. The Contractor shall make
on-site field adjustments to the landscape design, as necessary, to
accommodate the existing site conditions at His expense.
2. The Contractor shall visit the site to review and verify existing site conditions
to familiarize Himself with the existing conditions prior to submitting bid
pricing and prior to landscape construction.
3. Prior to landscape construction, the Contractor shall have all underground
utilities located. The Contractor shall have existing utility markings maintained
during the landscape construction.
4. The Contractor shall protect existing lawn, planting bed and pavement
areas to remain.
5. During the landscape construction process, the site shall be kept in an
orderly manner free of any unnecessary debris, or other waste material.
6. Upon completion of the project, the Contractor shall remove all remaining
debris resulting from the landscape work and dispose properly off-site.
7. All plant maintenance, including but not limited to pruning, watering,
clean-up and dividing shall be the sole responsibility of the Owner, Client
and/or the Client's maintenance contractor.
8. All existing soil in perennial, and/or annual flower planting areas shall be
amended to a depth of 6-8 inches.
9. In tree and shrub planting areas, soil immediately adjacent to new plant
rootball shall be amended.
10. All new plants shall be fertilized with Biotone mycorrhizal fertilizer, or
approved equal. Mix fertilizer into planting backfill soil as per manufacturer's
specification.
11. All plants shall meet or exceed the American Standard for Nursery Stock,
ANSI Z60.1 (current edition) American Association of Nurserymen, Inc.
12. To avoid plant settling, all plant holes shall be dug a minimum of 2 inches
less than depth of root ball.
13. Upon setting the plant in the hole, remove burlap from the top one third
of the root ball. If fiberglass or plastic burlap was used, remove it entirely
AFTER the plant is set in the hole. Cut and remove all string, rope, and/or
strapping. Cut and remove wire basket from top and sides of root ball to
prevent girdling of plant roots. All smooth barked trees to be wrapped upon
initial planting.
14. All planting bed areas shall be mulched with 2 inches of dyed,
double-shredded, hardwood bark mulch. Color to be determined by
Property Owner. Existing mulch shall be cultivated into existing soil prior to
new mulch installation.
15. If an irrigation system exists, the Contractor shall make all necessary
adjustments to the existing irrigation system to accommodate the landscape
improvements.
16. The plant quantities specified on this drawing are for Contractor
reference only. Additional plants may be necessary depending on the
existing conditions of the site. The Contractor shall review the landscape
design and make his own plant quantity take-offs prior to submitting bid
pricing and prior to landscape construction. Notify Landscape Architect in
writing of any discrepancies.
17. Should the Contractor determine any discrepancies between the
landscape design and the existing conditions of the site or an existing
condition preventing the installation of any portion of the landscape design,
He shall notify the Landscape Architect so discussion may occur and a
reasonable adjustment to the landscape design can be prepared, if
necessary.
18. Any dimensions shown on this drawing are to face of building, face of
curb, face of wall, edge of existing and/or new pavement, edge of existing
and/or new planting bed unless noted otherwise.
19. Any landscape demolition specified on this drawing shall include the
complete removal of the specified existing element, including, but not
limited to wall(s), foundation(s), pavement(s), deck(s), step(s), sub-base
material, tree stump, shrub stump and root system, groundcover and root
system, and/or lawn unless noted otherwise.
20. Any damage caused to existing site elements to remain as a result of the
Contractor's work shall be the sole responsibility of the Contractor.
21. Any storm drainage structures and/or piping shown on this drawing shall
be as supplied by NDS, or approved equal. Minimum slope gradient on
drainage pipes shall be 1/8 inch per lineal foot. Secure all connections of
drainage pipe to drainage structures and downspouts with self-tapping,
galvanized screws. Secure all pop-up emitter lids with self-tapping,
galvanized screws.
22. All new pavement areas shall be sloped away from building structures at
1/8 inch per lineal foot unless noted otherwise.
