Dear Dan and Anne,
At your request, I met you at the home located at 12886 West Road in Zionsville, IN on
March 26th
, 2021 to carry out a structural evaluation of the home. The purpose of my
evaluation was to observe areas of the home that you had concerns about after
reviewing architectural drawings by Adam Gibson Design, LLC. My evaluation is
based on observations made during my visit, photographs taken by me during my site
visit, and the architectural drawings prepared by Adam Gibson Design, LLC dated 2-
20-21.
The home at 12886 West Road is two-story wood framed home with a full basement.
The home was built in 1996. The plans show that there will be modifications to the
existing home that will have some affect on the structural floor and wall framing.
Based on my observations, I believe there are a few structural items that should be
added to the information in the architectural documents. Those items include a new
beam and columns to remove a bearing wall between the kitchen and dining room, new
structural framing to remove walls in the mudroom, and new structural framing to
reconfigure walls in the upstairs bathrooms. My evaluation is broken down in the
following sections:

There are several walls that will be removed and relocated to open up areas for the new
kitchen and mudroom. There will also be areas of first floor framing where the loading
will be distributed differently than they were in the original design. These

modifications can be seen on the attached A-3 drawing by Adam Gibson Design, LLC
(with Silver Creek comments). Items discussed on site were as follows:
1. There will be a new opening in the kitchen/dining room that will require the
removal of a bearing wall supporting second floor joist framing. This can be seen
on the attached A-3 drawing by Adam Gibson Design, LLC (with Silver Creek
comments). In order to remove the wall, a new beam and supporting columns is
required. The new beam will be a 3 ply 1 ¾” by 12 ½” 1.8E, 2200 Fb LVL beam
with (3) – 2x4 built up posts on each end. The existing 2x10 joists can either sit
on the new LVL beam or frame into the side with new Simpson LU28 hangers.
2. The new kitchen will have an island that has granite countertops. Based on an
email from Dan Porzel, this countertop and cabinetry will not exceed 20 pounds
per square foot. I have analyzed the existing 2x10 joist framing at 12” spacing for
the additional island load. The existing framing is adequate for the code
required live loads and the countertop framing. There is the potential for a
differential deflection of up to 1/8” between the joists loaded with the island and
the adjacent unloaded joists.
3. There are existing decorative columns in the opening between the office and
entry area. It is my understanding that those will be removed to install a new
door. I recommend providing temporary shoring in the location of the
decorative columns during removal to prevent any additional deflection in the
second floor framing.
4. There are several walls between the kitchen and mudroom areas that are to be
removed and relocated. New framing members are shown on the attached A-3
drawing by Adam Gibson Design, LLC (with Silver Creek comments). Based on
field observations, the following supports will need to be added:
a. There is an existing (3) – 2x10 in the mudroom that is supported by a wall
that will be removed. This currently frames in to a single 2x10 joist. This
joist will require two new 2x10’s sistered to the existing joist.
b. There will need to be five new 2x10 joists installed to the east of this
location in the mudroom.
c. There are four new (2) – 2x10 headers required in the new closet area.
Items discussed on the second floor (drawing A-4)
There are several walls that will be removed and relocated to reframe the new
bathrooms and the bedroom above the garage. These modifications can be seen on the
attached A-4 drawing by Adam Gibson Design, LLC (with Silver Creek comments).
Items discussed on site were as follows:

partition walls, so there will have to be some portions reframed to obtain the new
wall configuration. New framing members are shown on the attached A-4
drawing by Adam Gibson Design, LLC (with Silver Creek comments). Based on
field observations, the following supports will need to be added:
a. New 2x6 joist framing at 12” o.c. will need to be framed in the northwest
corner of the bathroom area.
b. Two new (2) – 2x6 headers will need to be added from wall to wall in the
bathroom area to resupport existing attic framing.
6. There is an existing wall into a closet above the garage area that will have the
opening widened. This will require a new (2) – 2x6 header over the opening
framing into (2) – 2x4 posts on each side of the opening.
7. As part of the closet expansion, the knee wall will be built approximately 3’-6”
past where it currently sits. Include the existing column ridge beam supports
(shown in photo 7 on A-4) inside this new wall.
