Suzan, The Brookshire HOA board has approved your request stated below based on you being present in your home while you are renting the rooms. Since nightly rentals are a new item for Brookshire, we are granting approval on an annual basis effective 6/15/21. This conditional approval expires on 6/14/22. We ask that you request a renewal each year so that we can maintain this as a standard going forward for our neighborhood. The Brookshire HOA maintains a focus on protecting our home values, as long as nightly rentals do not negatively impact our surrounding home values, we plan to approve and support your endeavor. -Jason Randlett Brookshire HOA President Hi Jason, My husband, Dennis Neary, and I, Suzan Davis, wish to rent out some bedrooms in our Brookshire home at 3870 Coventry Way, Carmel, IN 46033 on “Game Day” and have longer term rentals in one large room. We will be in our house when guests are here. Our customer is mostly Colts players. Sometimes, when they get released from active play due to injuries, they lose their housing. The plan is to have them stay at our home while they rehab at Methodist Sports Medicine. One player lived with us last year for about six weeks. He asked if he could rent from us during the practice season this year, but because of our concern about Covid, that did not work out due to our risk factor. Many players are in limbo while seeing if they will make the final roster after the preseason. So that is our niche...athletes and their families. As an avid fan who has attended home games since 1984, I participate in many, many activities with fans and sometimes players and their families. Some live far away, ie: Atlanta, Minneapolis, Seattle etc., and stay with us when they make it cross country to watch their sons play in Indianapolis. We have never charged and usually hosted food and drinks, but this is no longer viable for us now that we retired a few months ago. So, we want to make this a licensed business and follow all the rules and guidelines that come with it. We will charge for our services and no more steaks on the grill-come one and come all. The person at the City of Carmel really liked this unique niche but wanted an email from our Association stating that the HOA would not have objections to our renting upstairs bedrooms or having players living with us for extended periods.
