Hollibaugh, Director L E T T E R of G R A N T April 27, 2021 John Hefton Old Town Design Group 1132 S Rangeline Rd., Ste 200 Carmel, IN 46032 Re: BZA Docket No. PZ-2020-00169 A: Appeal, 130 1st Ave NW Demolition Request Dear Mr. Hefton: At the virtual meeting held on Monday, April 26, 2021 the Carmel Board of Zoning Appeals took the following action regarding the Appeal (A) request filed by you for the property located at 130 1st Ave NW. APPROVED: Docket No. PZ-2020-00169 A – Appeal Approved, Reversing the Planning Director’s Denial of Demolition Permit. (And, if possible, the Dept. requests that you preserve the maple tree located by the sidewalk, as part of any redevelopment of the site.) Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is April 26, 2024. Please include a copy of this letter with any permit application.
