Re: BZA Docket Nos. PZ-2021-00056 V; PZ-2021-00057 V: North End Urban Farm Variances
Dear Ms. McGuckin:
At the virtual meeting held Monday, April 26, 2021, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standard Variances (V) filed by you for the properties located at 270 and 280
W. Smoky Row.
APPROVED: Docket Nos. PZ-2021-00056 to -00057 V, Development Standards Variance approvals for:
1. Minimum 2-story height required, 1-story granted, and
2. Maximum 20-ft rear yard building setback required, approximately 600-ft granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been
received and approval granted by this Department. The expiration date of the approval is April 26, 2024.
Please include a copy of this letter with any permit application.
