HomeMy WebLinkAboutUpdates Presented at the RES COM 05-04-21 • rec'd S-N-Z 1 Ambleside Development Plan Updates/ Responses: 1. Updated Development Plan: a. Sidewalk extended east and west to site perimeter along 146th frontage road. b. Sidewalk along the front of the townhome buildings will be located in an access easement if not entirely in the street right-of-way. c. The frontage road does not have a cross section which includes curb. d. Considered relocation of speed table along Megan Drive. Will add crosswalk to the plan as shown on page 2 of the slides. e. Pond construction/ Drainage discussion (see #6 below). f. Will add "no construction traffic" signs to the development plan set on street sign plan. 2. Tree Preservation: a. Refined tree preservation plan and provided additional exhibit. b. Staff to update committee regarding inspection /compliance procedures. 3. Update Landscape Plan: a. Additional trees on lots next to east perimeter of Saddle Creek lots added. Planting will take place at time of home construction. b. "Off-site" plantings in Saddle Creek lots will be made at time of Phase I common area planting installation. c. Moved entrance sign locations out of right-of-way and shown on the landscape plan. Locations will be added to the Development Plan. d. Pond landscaping is required as specified in the PUD and will be updated in next projectdox submittal. e. Modified Tree Preservation Areas consistent with revised area on additional exhibit. 4. Added detail for smaller signs to signage plan. 5. Added notes regarding additional playground equipment. 6. Provide Committee a explanation between Phase I and Phase II drainage as it relates to the south pond and communication from Carmel Engineering. The plans are under review and the construction phasing of the pond will not be authorized until final approval by Carmel Engineering. Engineering has replied to DOCS and communicated that they approve the plans moving forward out of committee with comments to be addressed prior to final PC approval.
