p U, MAY 2021 Project Memo Docket No. PZ-2021-00084 In September of 2020, we decided to increase the size of our existing deck and enclose it to better enjoy the outdoors due to Covid19. Our plan was to extend the deck by 6 feet in width, to add a roof over the deck, and to add fans, lights, and heaters to it. We engaged a contractor to start the work. In the process of obtaining the permit request, we were informed that our hardscapes exceeded Carmel's 35% lot standards. Based on the GIS measurement, our hardscapes were measured to be 43% of the lot. We want to comply and build our deck, hence we are requesting the lot cover variance. According to the old plot plan from 1998, there was no circular driveway. However, when we bought the house in 2016, the surveyor location report showed the circular driveway, which was not recorded accordingly. This addition of the circular driveway caused the hardscapes to exceed the 35% lot cover limit by 8% based on the GIS measurement of the lot. We did not know that the previous owners' work was not recorded in the city and violated the ordinance; hence the variance request for the 43% lot cover. We found this out when our contractor tried to obtain a permit to renovate our deck. Our original plan was to extend the existing deck by 6 feet and adding a roof over the deck. This deck renovation will improve our quality of life and help us enjoy the outdoors more. In addition, it will enhance the home value and its surroundings. Without the deck however, we will not be able to use our backyard as there is a 6-foot drop from our backdoor to the ground, making it a safety issue. Hence, we hope that the Board of Zoning Appeals will grant our request for the variance of 43% lot cover. Thank you for your consideration.
