Description of the Proposed Structure
The proposed structure consists of a deck area (lower and an upper deck), Swim spa,
Two patio areas, and a Pergola. The lower deck area will consist of a Fire table. The
Pergola is installed within the Lower Deck area with posts connected to the ground
footings. Gas lines will be drawn to provide natural gas to the fire table and a grill in the
lower deck area. Electrical lines will be drawn to supply power to the Swim spa. This
would be a separate circuit connected to the existing main panel per Carmel City code.
The upper deck area will surround the Swim spa from three sides. Necessary railing will
be installed per Carmel city code.
The patio area will be constructed using stamped concrete with a standard thickness of
4 inches. A separate concrete slab (6 inch thick, approximately 15 ft X 8 ft ) will be laid
to place the swim spa.
Four sets of drawings are attached;
1) Lot plan with proposed construction showing distances from the T.O.B.B.S.L (Top of
bank building set back line), B.M.P.E (Best Management Practice Easement) and
R.D.E. (Regulated Drainage Easement) lines.

2) 2D drawing showing a plan view and a rear view of the construction
3) 3D drawing showing a Isometric view of the construction with a Table consisting of
dimensions, area, weight and material information of each component in the proposed
construction. See Page-2 of this drawing for the table. This drawing also includes the
distances from the T.O.B.B.S.L (Top of bank building set back line), B.M.P.E (Best
Management Practice Easement) and R.D.E. (Regulated Drainage Easement) lines.
HOA Approval
The HOA (Westmont Subdivision) approval for the proposed construction was approved
on 05 May 2021. A copay of the E-notice of the approval and a copy of the ARC request
that was submitted to the HOA are enclosed in the document packet for this application.
