Sent via e-mail: molly.lawless@talktotucker.com Re.: Roof Framing Concerns 1059 Saratoga Circle Carmel, IN 46032 KWA Project No. 2105-027 STRUCTURAL ENGINEER’S REPORT On May 24, 2021, Mr. William Norman, PE, SE, of the consulting engineering firm of Keeler-Webb Associates conducted an inspection of the above reference property for structural concerns regarding modified roof truss framing. The subject residence is a two story wood framed structure that has been framed using pre-engineered metal-plate-connected roof trusses. The trusses over the garage had been modified and with 2x10 lumber installed spanning side-to-side of the garage in order to construct a bonus closet space over the garage. Due to the large span (~20 ft.) and the spacing of the joists (24” apart) the floor joists were deflecting (sagging) closely 1” and will continue to deflect further over time. The added floor framing is simply inadequate for the span and spacing. Our recommendation would be to install two beams below the floor framing, and in line with the side walls of the closet, perpendicular to the 2x10 floor joists. These beams could be hung upon the beams that are at the garage header and also near the mid-wall of the home. The garage header is likely at the garage door level and therefore the new beams can likely be placed on top of this header once the drywall is removed. We would estimate the engineering for the beams and to assure that the other beams are adequate (this will require drywall removal to measure the beam sizes) will be in the range of $500. We suspect that the existing beams are adequate to support the two new beams but again, further evaluation would be recommended. 06/16/21 2 The two new 17.5 ft. long beams are estimated to be either 3-1/2” x 12” or 5-1/4” x 9- 1/2” LVL’s, but they might also be as small as 3-1/2” x 9-/14” (calculations to determine the beam size have not been completed). The opinions stated in this report are based upon the physical evidence present at the time of our inspection as attested to by the digital images submitted herewith, and also retained in our file. Unless additional detail, assistance, or other engineering effort is requested, this investigation is considered to be complete and sufficient as per the scope of engineering work required and no further technical support will be provided.
