Structure General Assessment

Dear Pete:
At your request, I met you at the house located at 1150 West 116th Street in Carmel, Indiana on
April 16, 2021. You are working with the general contractor on renovations to the house. You asked
us to provide a qualitative general structural evaluation of an existing detached structure on the
property. Photo 1 shows the location of the structure on the site.
Based on observations, it is my opinion the structural framing (the slabs, walls, joists, beams, and
columns) are in good condition. There are no observable indications of general structural
weaknesses.
Details of my opinion are as follows:
Observations:
1. The structure is an elevated concrete slab supported by open web steel joists (OWSJs), steel
beams, steel columns, and poured concrete exterior walls. Photos 2, 3, 4, and 5 show the
elevated concrete slab and the opening into the lower level. The existing slab opening is
located on east end.
2. The poured concrete walls appear to be 12” thick. Photo 6 shows the top of the concrete wall
and the exterior edge of the wall. There is a ledge along the top of the wall.
3. The lower level footprint is approximately 47’-11” (east-west) x 27’-1” (north-south). The
lower level steps up approximately 24” approximately 8’ from the north wall. Photos 7, 8, 9,
and 10 show the lower level area.
4. The OWSJs are approximately 12” tall and the supporting steel beams are approximately
16” tall. The elevated concrete slab is approximately 4” thick.
5. As measured with a 4’-0” carpenter’s level, the poured concrete walls are relatively plumb.

Conclusions:
Based on observations, it is my opinion the structural framing is in good condition. There are no
observable indications of structural weaknesses. It should be noted that we are providing a general
condition structural assessment and that the specific use of the structure or the capacity of structural
members was not evaluated.
