City of Carmel Indiana From: Marc Griffith – Property Owner and Variance Applicant Date: 6/17/21 Re: Griffith Garage Project Docket: PZ-2021-00097 V To the Members of the Carmel Clay Board of Zoning Appeals, Thank you for the opportunity to present this variance request for a project located in the Lady Hamilton Estates subdivision on the south side of Carmel. The variance request has come about in the efforts to design and hopefully build a detached garage at my residence. When determining the desired use and size of the structure we referenced the City of Carmel’s garage guidelines and Unified Development Ordinance (502.B.3.b) and saw that the intended design would exceed the maximum size stated in the UDO. The purpose of building a detached garage is to allow the parking and covered storage of our vehicles, lawn equipment, and outdoor activity gear. The house at the property was built in the 60’s and the attached garage cannot accommodate the size of modern SUVs and trucks. We feel that due to the size (~0.8 acres) and location of the property, the structure will not overwhelm the existing residence or property. We feel the desired design will compliment the existing house and the character of the structures in the neighborhood. Thank you very much for your time and your consideration. City of Carmel Indiana From: Marc Griffith – Property Owner and Variance Applicant Date: 6/17/21 Re: Statement of Variance Docket: PZ-2021-00097 V To the Members of the Carmel Clay Board of Zoning Appeals, This variance request is to request permission to exceed the Maximum ground floor area for a detached garage as identified in UDO – Accessory Building and Use Standards - 5.02 B.3.B as 24’X30’. Desired garage dimension will be 28’X40’. This variance will allow the user to park a large SUV and Truck in the garage and have additional room for lawn equipment and outdoor activity gear (bicycles, kayaks, etc). City of Carmel Indiana From: Marc Griffith – Property Owner and Variance Applicant Date: 6/17/21 Re: Statement of Support Docket: PZ-2021-00097 V To the Members of the Carmel Clay Board of Zoning Appeals, As alluded to or stated in previous memos such as the statement of variance and the introduction memo, the reasoning behind the request for exceeding the maximum area for the detached garage is due to the storage of modern trucks and suvs. The existing home was built in the 60’s and new trucks and suvs will not physically fit in the attached garage. In order to park a car in the garage, everyone, including our small children have to get out of the vehicle and I have to back in so that the passenger side is 2” off of the wall. It is almost impossible to park two small cars in the garage. The appearance of the proposed garage from the street will not appear to be in excess of what is dictated in the code; however, the depth will allow the parking of large vehicles and lawn equipment inside. The proposed garage will maintain or improve the character of the existing home and neighborhood. The property is approximately 0.8 acres and the proposed lot coverage would be increased to only 25% of the 35% allowable. The structures will not overwhelm the property.
