Re: BZA Docket Nos. PZ-2021-00090 V, PZ-2021-00098 V, PZ-2021-00103 V: Hale Residence Variances
Dear Mr. Huffman:
At the meeting held Monday, June 28, 2021, the Carmel Board of Zoning Appeals Hearing Officer took the following
action regarding the Development Standard Variances (V) filed by you for the property located at 516 2nd Ave NE:
APPROVED: Docket Nos. PZ-2021-00090 V, 00098 V, & 00103 V Development Standards Variance approvals for:
1. Maximum 45% lot cover required, 58% granted,
2. Window wells cannot project more than 24” into a required yard, 37” granted, and
3. Buildings shall not exceed the height of the tallest dimension of the nearest 2 Character Buildings by more than
7 feet. 32’ allowed, 33’- 9 3/8” granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been
received and approval granted by this Department. The expiration date of the approval is June 28, 2024.
Please include a copy of this letter with any permit application.
