The addition will consist of six (6) new auto service bays and an expansion of the existing auto parts inventory storage room. The proposed building addition is being done over existing pavement. The building addition materials/colors will match the existing building’s brick and cast stone. Tax ID Parcel #: 17-13-07-00-10-009.000 The proposed improvements will not change any other site conditions or need additional site lighting or drainage/utility infrastructure. The site location and building addition is depicted on the aerial photographs attached. The property is zoned I-1/Industrial and lies within the US 421/Michigan Rd. Corridor Overlay Zone. The request for ADLS Amendment approval is fully detailed in this submittal. We have been in communication with DOCS Staff and Carmel Engineering prior to the Plan Commission hearing in an effort to identify and address all departments’ comments.
