HomeMy WebLinkAboutCorrespondenceFAITH APOSTOLIC CHURCH August 13, 2021 Dear Neighbor: am the Pastor of Faith Apostolic Church, located at 1212 E. 116th Street in Carmel. Our church has been serving our community and surrounding area for over 40 years. I am reaching out to you as a neighbor to explain the Church's planned expansion to better accommodate our congregation and serve our ministry. Our expansion project is also for the purpose of modernizing and upgrading the look of our building and site. Our planned expansion requires variance approval from the City of Carmel, Board of Zoning Appeals Hearing Officer regarding two (2) development standards. The Docket Number assigned to our BZA request is PZ-2021-00129 V and PZ-2021-00130 V and the requested variances pertain to relief from the front yard setback requirement and the maximum building height requirement. Regarding the front yard setback variance request, the proposed building expansion will be no closer to 1161h Street than where the existing building is located today, as the planned building improvements are for the northern portion of the building away from 116th Street. This front yard setback variance is necessitated by the fact that over the years right-of-way acquisition and road expansion along 116th Street has impacted the front yard setback for our property. Regarding the building height variance request, a 35' maximum building height is permitted and in order to accommodate the planned building expansion including the new children's ministry wing, the Church is seeking approval for a building height of 38.5'. 1 have enclosed with this letter a site aerial map, site plan and building rendering that illustrates the Church's request. If you have not already received it, you will be soon receiving a separate letter from my zoning counsel, Nelson & Frankenberger, that will advise you of a Board of Zoning Appeals Hearing Officer meeting that will occur on August 23, 2021, at 5:30 pm, at the Carmel City Hall, 2"d Floor Caucus Rooms, 1 Civic Square, Carmel, IN 46032.
