1. Docket No. PZ-2020-00216 PP/SP: Smoky Row Woods Minor Subdivision
The applicant seeks minor subdivision plat approval for 2 lots on 8.5 acres. The site is located at 1277 West 136th
Street and is zoned S-1/Residential. Filed by Leigh Anne Ferrell with Stoeppelwerth on behalf of the property
owners.
Project Overview:
The applicant seeks approval to plat 2 residential lots on 8.5 acres. One house currently exists and will remain
on Lot 1. Surrounding the property are other large, estate lots east, south, and west. To the north is Cheswick
Place Subdivision. Please see the Petitioner’s information package for more information.
Unified Development Ordinance (UDO) Standards this project MEETS:
1. Minimum Front Yard Setback – 40’
2. Minimum Side Yard Setback – 10’
3. Minimum Rear Yard building setback – 20’
4. Minimum Lot width – 120’
5. Maximum Density – 1 lot/acre
UDO Standards NOT MET: All standards have been met.
Additional Analysis:
Site Plan:
The proposed two lots will share the existing driveway, instead of having two cuts onto 136th Street. The
existing home is setback far from the street and the new home will be located closer to the street on Lot 2. The
Henley Open Drain runs through the property and will be preserved in a regulated drainage easement. The
petitioner is continuing to work with the Engineering Department on stormwater and potential floodplain
comments. If there is a floodplain found on the property, then it will need to be preserved in a water quality
preservation easement. Each Lot will be responsible for meeting detention standards individually. The full
right-of-way is present for 136th Street as is the required asphalt path.
Active Transportation:
An asphalt path traverses the entire street frontage of this plat, and there are no outstanding active transportation
comments.
Landscaping:
Perimeter landscaping is not required per the UDO because this is a Simple Subdivision with large lots.
DOCS Outstanding Comments/Concerns: None. The petitioner has addressed all of the comments from the
Department.
Recommendation:
The Dept. of Community Services recommends that the Plan Commission votes to suspend its rules of
procedure and votes to Approve the plat this evening, conditioned upon final Engineering Department
approval.
