PZ-2021-00125 V UDO Section 2.10 Minimum 80-ft lot width at building setback required, 72’ requested. Statement of Support The property is located at the end of a cul-de-sac and has an irregular shape. The minimum setback’s purpose is to create a cohesive streetscape that does not inhibit the shared amenities of neighbors. The purpose of the minimum aggregate of side yards is to ensure cohesive massing of buildings and to ensure access of maintenance for the rear of the primary building. Due to the cul- de-sec and parcel shape, strict adherence to the ordinance does not have meaningful correlation to the purpose of said ordinance, adherence does however reduce the functional back yard of the property by pushing the primary structure back on the lot. The proposed encroachment into the front setback is the front porch of the house, which has minimal disturbance and visual presence to the neighbors. The design has incorporated a garage door at the rear of the garage where maintenance activities can access the rear of the house without requiring access to be granted by neighbors. The two adjacent landholders on the cul-de-sac have been briefed on the variances and have offered their support, refer to attached letters to this application.
