High density, and minimal parking on the north side, and an enormous parking lot to the south.A large amount of traffic in all directions. Is this the right building for this parking lot?This will create more traffic. We need to put a lot of thought in how the rest of this parking lot will developed. IKevin: I remember this parcel being an option when it first came through.Are there any other outlets that would work within this parking lot?I would be discouraged if there are any more outlets developed in this area.I want this corner at Zotec and Illinois to be enhanced with landscape. Nick: Pedestrian access is required from Illinois Street to the bank's front door. I would like to see more trees to separate this site from the Market District parking lot. Brad: Can the building be located closer to Illinois Street?Jon Sheidler: There's a 4' difference in grade from the curb to the parking lot. Moving the building closer to Illinois Street can be a challenge. The pedestrian access is out and around and not a straight/direct connection,due to ADA requirements and it would take out a lot greenspace. Brad: I have concerns with the visibility of the roof top mechanicals with the grade change and larger Zotec Building directly to the east. I want to make sure the east elevation enhancements are compatible to the existing streetscape on Illinois Street. Josh: I would also like to see the building oriented closer to Illinois Street. I only see a 2' grade change from the curb to the parking lot. The Bridges is a victim of its own success with so many people wanting to shop here. I would love to see more greenspace and walkable areas. Kevin: I would like to hear from the current owners of the Bridges development and how they plan on taking care more of their entrances and internal roads. The maintenance of their roads is in dire need. Alan: I would like to request that this item comes back to the full Plan Commission for a final vote rather than having the Commercial Committee having the final vote. Brad: I would like the Commercial Committee to look over the architecture standards and enhancements for this site,just Ilike we did for the CVS and McDonald's buildings within the Bridges development. Sue: I was with the PC when the Bridges came through and was approved. Were these outlot buildings ever a consideration?Rachel Keesling: I don't remember this outlot being considered. Sue: How does this work in allowing more buildings on Market District's parking lot. Rachel Keesling: I will look more into the history and timeline of the Bridges development and look into the PUD in what is allowed. Sue: We need to look at this as a larger picture,not just for this Bank of America project. There's never enough parking on the north side of the Bridges. Alan: I remember we tried to have the Bridges entrance drive line up with the Mormon Temple. I also remember all the work that was done with the McDonald's building and it came out a much better project. A Motion made by Kirsh and seconded by Westermeier to send this to the July 6 Commercial Committee with the full Plan Commission having final voting authority. Approved 9-0.
