Client has read the estimate carefully before agreeing/approving the estimate. The estimate sets forth the scope and cost of repairs and duties of all parties. #2. The client will provides access to the property as agreed upon. --SPECIFICALLY: EXTERIOR ACCESS: a. Client understands Fairchild will need access to exterior electrical receptacles and water faucet. b. Fairchild will need to place a trailer/dumpster for debris, space to temporarily store materials (large quantity), both items will require driveway space (likely limit or prohibit vehicle access to the garage during the project cycle. #3. The client has a shared responsibility with Fairchild to protect their personal property. The client will remove personal property from the targeted project area, the contiguous walls, and the directed area of egress to the project area. --SPECIFICALLY: a. Fairchild will need all personal property removed from the deck and patio to mitigate risks. b. Please remove or protect personal property in the Laundry/Utility Room where the door will be replaced and remove wall hangings. #4. Client understands property preservation measures will $0.00 1.0 $0.00 remain in place for the duration of the project. IMPORTANT: Client understands there will be damage to the landscape and the lawn around the deck structure. There will be considerable repetitive foot traffic around the perimeter of the deck and Fairchild will NOT be able to avoid walking on the ground annuals (ivy, etc.). THIS ESTIMATE DOES NOT INCLUDE ANY REPAIR OR REPLACEMENT TO THE LAWN OR LANDSCAPING AS A RESULT OF THE DIRECTED PROJECT SCOPE. #5. Client agrees to cooperate with the Phased Approval Process and to provide timely feedback with any concerns. #6. Client is purchasing ALL engineered deck products: decking boards, decking fasteners, caps, stair treads, stair risers, fascia boards, post covers and tops, and all railing systems. NONE of those costs are included in the estimate. Phased Approval Process PHASED APPROVAL PROCESS: Client Approval & Acceptance: In effort to deliver on client's expectations and to avoid miscommunication and potential delays, we require three documented meetings with the client (on-site) and approval from client for each phase of the project that will be completed. Phase I: Post DEMO On-site meeting with client to inspect conditions and address any unforeseen issues discovered during demolition. Fairchild will STOP, Client and Fairchild will inspect the project together after DEMO has been completed. Phase II: Framing Fairchild will set new posts, new stair framing, and joist blocking and joists repairs and then STOP. Client and Fairchild will inspect the completed framing repairs and additions prior to moving forward with the any decking updates. Code compliant inspection will occur at this time. Phase III: Completion Fairchild will check in with client as the deck surfaces and railing system are installed to assure alignment with expectations and any client direction for details as they manifest. NOTE--engineered railing systems do not allow for the customization of traditional framing and lumber fabricated railings and the unique and limited elements of the railing system may require a different outcome than preferred. Fairchild will introduce a protective panel over the balcony glass door AND window under balcony deck. Fairchild will use heavy duty tarps around the perimeter of the deck structure to collect debris and to protect the lawn and landscaping. Fairchild will maintain a clean project site and police the same at the conclusion of every project day. Fairchild will install a 32"X80" RH Inswing door, pre hung with door flashing. Fairchild will insulate the door from the interior. Fairchild will install Client Provided Handle and Deadbolt lockset. Fairchild will procure color matched interior paint and replacement trim. Color Matching is limited by technology and will be close, but may not be an exact match. Fairchild does not warranty or guaranty color matching. We use SW for Color Matching and their paint products. Fairchild will install trim, and prep for paint. SUPPLY CHAIN, MATERIAL AVAILABILITY ISSUES: There has been considerable challenges with lumber and other materials availability (and pricing volatility) attributed to COVID 19 related issues. Pricing is based upon the market as of the date of the estimate (3.27.21). As of this date, the treated lumber is in stock and Trex (depending on product line and features is in stock with some forecasting a July eta). Fairchild has NO Control over such market conditions nor commitments from suppliers that are unmet. Fairchild reserves the right to alter pricing on Fairchild provided materials, if material cost increases occur. D. Project Scheduling--Client has Priority Scheduling for as early as May, pending material availability. #5. IMPORTANT - INDIANA CONSUMER PROTECTION NOTICE! A. Client has a (3) three business-day right of rescission from the date of the signed contract. Rescission notice shall be provided via email to marykris@fairchildrenovations.com. B. Issues may be discovered once work begins that alter the scope AND/OR cost of repairs. If there are material changes to the scope of repairs and/or changes to the cost of repairs, FPS will provide the client a written "Change Order" to document such changes and will require the client's formal approval. "Change Orders" are supplemental to the original estimate or contract, the stated "Terms and Conditions" in the original estimate remain in effect. ALERT: changes in the scope of repairs will likely alter the estimated days of completion and a revised date of completion. We reserve the right to decline repairs outside of the original estimate/scope. All efforts will be made to complete work on the agreed upon date(s).
