PZ-2021-00122 V, PZ-2021-00124 V, PZ-2021-00125 V: Vance Residence Variances Dear Mr. & Mrs. Vance: At the meeting held Monday, July 26, 2021, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standard Variances (V) filed by you for the property located at 100 Park Lane: APPROVED with CONDITION: Docket Nos. PZ-2021-00122 V, 00124 V, & 00125 V Development Standards Variance approvals for: 1. Minimum 35’ front yard setback required, 31.5’ granted, 2. Minimum 15’ aggregate of side yard setbacks required, 10’ granted, and 3. Minimum 80’ lot width at building setback required, 72’ granted, with the Condition the Petitioner will plant two 2.5-inch caliper red oak trees in the front yard. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is July 26, 2024. Please include a copy of this letter with any permit application.
