d) Legal Description
A part of the Southwest Quarter of Section 31, Township 18 North,
Range 4 East in Hamilton County, Indiana, being more particularly
described as follows, to wit:
Commencing at the Southwest corner of the said Southwest
Quarter section; thence 01 degrees 04 minutes 45 seconds
West along the West line thereof 1752.85 feet; thence North
89 degrees 55 minutes 00 seconds East along the centerline
of Carmel Drive 600.00 feet to the POINT OF CURVATURE of a
5.000 degree curve to the left, the radius point of said
curve being North 00 degrees 05 minutes 00 se-conds West
1145.92 feet from said point; thence Easterly along the said
curve 110.09 feet to the POINT OF BEGINNING OF THIS DESCRIP-
TION, the radius point of said curve being forth 05 degrees
35 minutes 17 seconds West 1145.92 feet from -said point;
thence North 01 degrees -04 minutes 45 seconds West 386.00
feet; thence North 88 degrees 57 minutes 00 seconds East

e) Land Description
The subject land site is rectangularly shaped containing a gross
land area of 2.0 acres, net land area 1.799 acres or 78,364.
The site is level and slightly above the grade of street.
All city services and utilities are available to the site. The
site is zoned business, and has direct access to Carmel Drive.
Visibility of the site is excellent from both directions of Car-
mel Drive.

Dear Mr. Ernst,
Pursuant to the meeting June 241 have compiled a package outlining the proposed signage
changes on our Hunters Run complex. As I mentioned, the only change will be that of the
existing signage to that of illuminated letters. i understand the aesthetic goals the City of Carmel
has in upgrading this commercial area, and feel this proposal is within that scope.
The scale and design of the complex combined with the illuminated signage should provide
sufficient visibility from the right of way. The immediate changes would accommodate 50% of the
signage of the complex leaving only two signs to be converted. Knowing that other complexes
have taken as long as three years, we are proposing to change to the new signage in a two year
period. We feel this is a fair proposal for the City of Carmel and for Fineberg and Associates.
