EXHIBIT "D"
SIGN CRITERIA
Tenant will not erect any signs except in conformity with the following policy:
A. Sina Reciretnents
I. Tenant shall be allowed two (2) exterior building signs. One internally illuminated sign will face I
Tenant's street frontage and one (1) non -internally illuminated sign will face the interior of the Shopping
Center. All signs shall fit within the horizontal and vertical elements of the building and shall not obscure any
details of the building.
2. Illuminated signs are to be individual, internally illuminated backlit letters. The letters are to be
fabricated 3" deep of aluminum with the sides finished with silver acrylic polyurethane coating and fronts
finished with black acrylic polyurethane coating. The illumination is to be by l 5mm 8300 starlight white neon
tubing mounted within the letters on clear polycarbonate backs. The letters are to be projected 2" off the S
building surface with non -corrosive standoffs. The secondary wiring is to be installed in liquid tight flexible
conduit. The sign components and installation methods are to be as per UL standards. Individual logos will
not be allowed.
3. The interior elevation signs will be non -internally illuminated. The oval shaped signs will be cut from
2" thickness high -density foam with routed copy and borders. The shape. border design and background color
will be uniform with all other signs. The signs are to be mounted to the wall surface with non -corrosive
fasteners in the Shopping Center.
4. The color and style of letters will be restricted and subjects to Landlord's approval so the signs are
uniform with all building signs. The style of channel letters will be manufactured in style letters.
5. The size of all Tenant's signs shall be limited to a total of one and one-half (I ''/Z) square feet of sign
for each linear foot of street frontage, or such lesser amount as allowed by applicable law or code and shall be
centered within the limits of the Leased Premises and shall not project five inches (5") beyond canopy fascia
signing area and will conform to the following criteria:
6. Painted or printed signs on the exterior surface of any building, including paper signs, stickers or
banners, are not permitted.
7. Signs with exposed neon tubing or exposed lamps and signs of flashing, blinking, rotating, moving,
animated, or audible types or otherwise not conforming to this Exhibit "D" or to the applicable municipal laws
or code are not permitted.
8. All signs shall generally conform to the drawings attached hereto as Exhibit "D-I".
B. Tenant Res ponsi bi I ity for Sign
1. Tenant shall submit three (3) complete sets of sign drawings to Landlord for review and written
approval by Landlord before fabrication.
2. Sign drawings will include elevation view of store front showing sign with dimensions of heights of
letters and length of sign, color samples of sign panel; and cross section view through sign letter showing the
dimensioned projection of the face of the letter from the face of the sign panel.

3. Tenant shall lawfully erect its signs at its own risk and expense, including final electrical connection.
4. All signs, including installation, will comply with all local building and electrical codes and will bear
the UL label and Tenant shall be required to obtain any and all necessary pen -nits and approvals necessary to
install and operate the signs, all at Tenant's sole cost and expense.
5. Tenant shall maintain signs in good repair at all times.
6. Upon vacating, Tenant shall remove all signs and repair all damage caused by such removal.
LANDLORD WILL NOT BE RESPONSIBLE FOR COST OF THE REFABRICATING OF SIGNS
FABRICATED, ORDERED OR CONSTRUCTED THAT DONOT CONFORM TO THE SIGN CRITERIA.
