Hi Bruce, Thank you for sending over your plans for review. As a follow-up, the Brookshire Lakes – Lake OwnersHOA Board members had no objections to your plans. As to your inquiry… “Question regarding
distance of extension to the lake. The current plan has the deck extending to 5’ from the lake
wall. Can the distance be reduced to 3’?” To be honest, there’s nothing in the C&R’s that I saw dictating
how many feet the improvement has to be from the shoreline. With that in mind, my only thoughts are, your
plans call for 5’ from shoreline to improvement—someone who has experience with this thought that was theproper linear footage. Second, (food for thought) does 3’ give adequate space if anyone needs to walk the
distance between shoreline and the improvement from one end of the improvements to the other? Last, itseems 5’ from the shoreline gives adequate strength and dryer land when putting in footers for the deck. Please
understand, I’m not the expert—I’m just thinking out loud. At the end of the day, it’s your call (or, maybeCarmel’s). For your interest, I attached (last two) two Hamilton County Auditor GIS overheads of your parcel. Sincerely, John Johantges, OwnerProperty Tax Group 1, Inc.

John, first of all thank you for your time last evening. It was very helpful.
As I noted last evening on the phone, Laura and I would like to replace the existing deck and expand
it toward the lake. With the notes below and three attachments we request your review and
approval of our plans. If there are any adjustments needed to obtain approval please advise.
· Arick_House_Existing attachment – shows the current layout of the existing deck.
· Arick_House_Final – shows our plans for replacing and extending the deck toward the Lake
Wall. Our plan is to replace the current deck at the same dimensions. The addition toward
the Lake Wall would include a two steps down with a lower deck; the steps and lower deck
will not extend further west than the current deck but would extend further east to the
steps leading down to the beach. The addition does include a stone fireplace which will be
35” x 77”. I have attached a picture (Fireplace attachment) to show the design of what we
plan. Please note the fireplace will not be gas logs and it will be open both to the north and
south face. I am considering running a gas line out to the fireplace for long-term options.
We will have railing on the deck as noted on the plan.
· Question regarding distance of extension to the lake. The current plan has the deck
extending to 5’ from the lake wall. Can the distance be reduced to 3’?
· Materials being used
o All understructure will be treaded 2” x 6” or 2” x 8”.
o Non visible posts will be treated 4” x 4”; visible posts will be treated 6” x 6”
o The deck boards will be the composite 5” width deck boards instead of treated
wood.
o The fireplace will be done in stone similar to what is in the attached picture, but the
stone color will be different to better match to the house.
