plat was given approval by the City of Carmel as follows:
This Plat was approved by the Board of Public Works and Safety of the City of Carmel, Indiana, at a meeting held on the _______ day

A deed of dedication, in substantially the following form, shall appear on every final plat for a subdivision:
The undersigned, PM Development Holdings, owners of the real estate shown and described herein, do hereby certify that we have laid off,
platted and subdivided, and do hereby lay off, plat and subdivide, said real estate in accordance with the within plat.
The subdivision shall be known and designated as The Grove at The Legacy, Section Five, a subdivision in Hamilton County, Indiana. All streets
and alleys shown within this plat will be private, except Larson Drive which shall be public and be dedicated to the City of Carmel with the
recording of this plat.
Front and side yard building setback lines are hereby established as shown on this plat, between which lines and the property lines of the street
there shall be erected or maintained no building or structure.
Identified on this Secondary Plat are strips of ground, which are designated as specific easements in the legend. These are reserved for drainage
and for utilities for the installation of water and sewer mains, poles, ducts, lines and wires, subject at all times to the proper authorities and to the
easement herein reserved. No permanent or other structures are to be erected or maintained upon said strips of land, but owners of lots in this
subdivision shall take their titles subject to the rights of the public utilities.
This plat is subject to the Declaration of Covenants, Conditions and Restrictions and any amendments thereof as follows:
a. Master Declaration of Covenants & Restrictions of the Legacy recorded as Instrument No. 2008055153.
b. Amenity Overlay Declaration of Covenants and Restrictions of the Legacy recorded as

The Grove at Legacy Monotony Mitigation Code:
1. Front Facades: The same building elevation shall not be constructed for two (2) lots on each side of the subject lot on the same side of the street. The same building elevation shall
also not be replicated for the house directly across the street from the subject lot.
2. Exterior Siding and Masonry Colors: No two side by side homes on contiguous lots or the lot across the street from the subject lot shall have the same primary exterior siding or
Masonry colors.
Additional Conditions of Approval per Letter of Grant dated June 23, 2016
1. All homes are required to adhere to and follow the Architectural Guidelines and Anti-Monotony language included under Tab 4 of the informational packet dated 6-10-2016.
2. All garages must remain garages (i.e. conversion to an extra room or living space is not allowed).
