Notice is given that the Carmel Board of
Zoning Appealing Hearing Officer Meeting on the
23rd day of August, 2021 at 5:30 PM in the Carmel
City Hall Council Chambers, 1 Civic Square,
Carmel IN 46032, will hold a Public Hearing upon
a Development Standards Variance application
to: Seek approval for an accessory building of
24’x36’, max 24’x30’ allowed. Per Plans submitted

To whom it may concern:
My name is Scott Bacon. I live at 9637 Maple Drive. I'm writing you this letter to inform you of my
public hearing about a pole barn garage I intend to build on my property. The coding states:
According to UDO Section 5.02.B.3 Maximum Ground Floor Area:
a. The combined square footage of the ground floor area of a private garage and/or accessory
building shall not exceed seventy-five percent (75%) of the ground floor area of the principal
building.
b. A detached garage, which is the only accessory building on the lot, may equal the maximum
dimensions of twenty-four (24) by thirty (30) feet provided that the ground floor area of the
garage is less than or equal to the ground floor area of the principal building.
My variation is to allow me to build an accessory building that shall be 24' x 36'.
My variation is to allow me to exceed the 75% of the ground floor area.
After completion of the accessory building, the current attached garage shall be converted into living
space. This will increase the ground floor area from 24' x 48' to 24' x 68'.
The meeting will be at Carmel City Hall on August 23rd at 5:30 pm.
