GENERAL PROJECT NOTES
1. FIRE EXTINGUISHERS: CONTRACTOR TO ENSURE ALL NEW AND
EXISTING FIRE EXTINGUISHERS ARE INSTALLED ACCORDING TO NFPA 10.
COORDINATE WITH OWNER/LANDLORD ON EXTINGUISHER TYPE AND
HOUSING. MAXIMUM TRAVEL DISTANCE OF 75 FEET FROM ANY POINT
TO A VISIBLE EXTINGUISHER.
THE FOLLOWING NOTES APPLY ONLY IN EXISTING SPRINKLERED FACILITIES.
2. DESIGN BUILD FIRE PROTECTION SYSTEM: FIRE PROTECTION WORK IS
TO BE PROVIDED BY DESIGN/BUILD SERVICES UNDER THE GENERAL
CONTRACT. PROVIDE A COMPLETE, WORKING SYSTEM. SCHOTT
DESIGN, INC. IS NOT RESPONSIBLE FOR THE DESIGN, INSTALLATION, OR
RENOVATION OF THE FIRE SPRINKLER SYSTEM.
3. FIRE PROTECTION SYSTEM CODE COMPLIANCE: THE DESIGN/BUILD
CONTRACTOR SHALL COMPLY WITH THE INDIANA BUILDING CODE, THE
INDIANA FIRE CODE, AND ALL OTHER APPLICABLE LAWS, CODES, RULES
AND REGULATIONS THAT APPLY TO DESIGN AND INSTALLATION OF FIRE
SPRINKLER/FIRE SUPPRESSION SYSTEMS.
4. FIRE PROTECTION DESIGN DRAWINGS: THE FIRE PROTECTION
CONTRACTOR SHALL GENERATE ALL REQUIRED DRAWINGS, AND
SHALL FILE THOSE DRAWINGS, AND RELATED DOCUMENTS, WITH THE
STATE AND LOCAL AUTHORITIES HAVING JURISDICTION OVER THE
PROJECT.
5. SPRINKLER HEADS: PROVIDE NEW OR RELOCATE EXISTING
SPRINKLER HEADS AS REQUIRED. PROVIDE MISSING
COVER/ESCUTCHEON PLATES FOR SPRINKLER HEADS WHERE
APPLICABLE. FIELD VERIFY EXISTING CONDITIONS PRIOR TO THE START
OF WORK.
FIRE PROTECTION NOTES
1. STATE BUILDING COMPLIANCE FOR FINISHES: ALL FINISHES SHALL
COMPLY WITH CHAPTER 8 (INTERIOR FINISHES) OF THE INDIANA BUILDING
CODE FOR CLASS A FIRE RATINGS.
2. GYPSUM ASSOCIATION CONFORMITY: FOR ALL NEW DRYWALL
INSTALLATIONS, INSTALL AS RECOMMENDED BY THE GYPSUM ASSOCIATION
(SUCH AS, CONTROL JOINTS, FINISH LEVELS, FASTENERS, TAPING DETAILS,
CORNER BEADS, ETC.). PROVIDE NEW CEMENT BACKER BOARD AS A
SUBSTRATE FOR NEW WALL TILE PER MANUFACTURER'S RECOMMENDATIONS.
3. COVER PLATES: REFERENCE REFLECTED CEILING PLAN AND ELECTRICAL
PLAN FOR COLOR OF ELECTRICAL AND DATA DEVICES AND PLATES.
REMOVE ALL PLATES BEFORE PAINTING AND REINSTALL AFTERWARD.
CONTRACTOR TO CONFIRM DESIRED COLOR PRIOR TO PURCHASING NEW.
4. PAINTING: ALL AREAS RECEIVING PAINT ARE TO RECEIVE PRIMER COAT
AND TWO (2) FINISH COATS.
5. FLOORING TRANSITION STRIPS: FOR CHANGE IN FLOOR FINISH
MATERIAL, PROVIDE TRANSITION STRIP AT DOOR OPENINGS AS NOTED ON
FINISH PLAN UNLESS NOTED OTHERWISE (I.E. WHERE VCT MEETS CARPET).
6. DELIVERY OF COMPREHENSIVE WORK PRODUCT: WHERE LIMITS OF WORK
ARE SHOWN, OTHER INCIDENTAL WORK LIKE PAINTING WHERE NEW OUTLETS
HAVE BEEN INSTALLED, IS CONSIDERED PART OF THE SCOPE OF WORK.
PROVIDE A COMPLETE AND FINISHED PRODUCT READY FOR TENANT AND
BUILDING OWNER.
7. WALL DEMOLITION: REFINISH SURFACES TO MATCH EXISTING WHERE
DEMOLITION HAS OCCURRED. REPAIR GYPSUM WALLBOARD WHERE
DEMOLITION HAS OCCURRED AT REMAINING WALLS. REPAIR ANY GYPSUM
BOARD DAMAGED BY DEMOLITION. PROVIDE EXPANSION JOINTS IN
DRYWALL WHERE NEW WALLS MEET OR ADJOIN TO EXISTING CORE WALLS.
8. PHONE BOARDS: WHERE PHONE BOARD IS PROVIDED, PAINT BOARD
WITH FIRE RETARDANT PAINT TO MATCH ADJACENT WALL FINISH.
9. INTERIOR ELEVATION DETAILS: REFERENCE INTERIOR ELEVATION &
SECTIONS WHERE PROVIDED FOR ADDITIONAL FINISH INFORMATION.
10. PAINT & ADHESIVE VOC'S: ALL PAINTS AND ADHESIVES/SEALANTS SHALL
HAVE ZERO VOC CONTENT.
11. ADHESIVE MANUFACTURER RECOMMENDATIONS: ALL
ADHESIVES/SEALANTS TO BE USED AS RECOMMENDED BY PRODUCT
MANUFACTURER.
FINISH NOTES
1. CASEWORK/MILLORK: CASEWORK AND MILLWORK GENERALLY
INDICATED ON THESE DRAWINGS ARE TO BE PROVIDED UNDER THE
GENERAL CONTRACT.
2. AWI COMPLIANCE: UNLESS INDICATED OTHERWISE, COMPLY
WITH ARCHITECTURAL WOODWORK INSTITUTE (A.W.I.) CURRENT
STANDARDS FOR CUSTOM GRADE WOODWORK.
3. MILLWORK SHOP DRAWINGS: FURNISH SHOP DRAWINGS ON ALL
MILLWORK AND CASEWORK FOR APPROVAL BY THE TENANT AND
SCHOTT DESIGN PRIOR TO FABRICATION.
4. MILLWORK FIELD VERIFICATION: WHERE CASEWORK AND
MILLWORK ARE TO BE INSTALLED, VERIFY ALL DIMENSIONS ON PLANS
AGAINST DIMENSIONS OF AS-BUILT CONDITIONS IN FIELD. REPORT
ANY DISCREPANCIES TO SCHOTT DESIGN THROUGH THE GENERAL
CONTRACTOR. MAKE ADJUSTMENTS TO CASEWORK AND MILLWORK
TO FIT FIELD CONDITIONS UNLESS DOING SO WILL SIGNIFICANTLY
ALTER THE INTENT OF THE DESIGN SHOWN ON THE DRAWINGS.
5. DRAWING REVIEW AND DISCREPANCIES: VERIFY FINISHES
(LAMINATE, VENEER, STAINS, ETC.) ON THE SECTIONS AND ELEVATION
DRAWINGS WITH FINISHES INDICATED ON THE FINISH
PLAN/SCHEDULES. IMMEDIATELY REPORT ANY DISCREPANCIES TO
SCHOTT DESIGN THROUGH THE GENERAL CONTRACTOR.
6. MILLWORK REQUIREMENTS: REFER TO MILLWORK SECTIONS &
ELEVATIONS . UNLESS OTHERWISE SHOWN, PLASTIC LAMINATE CLAD
COUNTERTOPS WITH 4" BACKSPLASH WHERE INDICATED, BACKSPLASH
TO BE FIELD APPLIED. REFER TO MILLWORK SECTIONS & ELEVATIONS
FOR CABINETRY SPECIFICATIONS (CUSTOM PLASTIC LAMINATE OR
PRE-MANUFACTURED STOCK CABINETRY). EDGES OF PLASTIC
LAMINATE COUNTERTOPS, CABINETS AND DRAWERS TO BE PLASTIC
LAMINATE AND NOT PVC OR OTHER STOCK PLASTIC EDGING UNLESS

7. MILLWORK WALL BLOCKING: PROVIDE BLOCKING IN WALLS FOR
ALL MILLWORK, WALL STOPS, HARDWARE, AND CABINETRY WHERE
SPECIFIED. ALL WOOD BLOCKING TO BE FIRE RATED.
MILL/CASEWORK NOTES
1. DECONSTRUCTION DEFINITION: CAREFULLY DISMANTLE SPACES
WITH THE GOAL OF MAXIMIZING THE REUSE POTENTIAL OF ITS
COMPONENTS.
2. RECYCLING: GENERAL CONTRACTOR IS RESPONSIBLE FOR
RECYCLING OF ALL CARPET AND METALS AT A MINIMUM, AND
COORDINATING THE APPROPRIATE HAULING CONTAINERS WITH THE
WASTE MANAGEMENT SUB-CONTRACTOR AND KRUSE CARPET
RECYCLING. REFER TO DECONSTRUCTION D111 SHEET FOR SPECIFIC
INSTRUCTIONS.
3. EXISTING STRUCTURAL ELEMENTS OF BUILDING: NO STRUCTURAL
OR LOAD-BEARING CONSTRUCTION SHALL BE REMOVED,
DEMOLISHED, OR DAMAGED AS A RESULT OF THIS PROJECT UNLESS
SPECIFICALLY NOTED OTHERWISE ON THE DRAWINGS. PROTECT ALL
EXISTING STRUCTURAL MEMBERS DURING
DEMOLITION/CONSTRUCTION. THE CONTRACTOR SHALL VERIFY IN
THE FIELD, PRIOR TO DEMOLITION, THAT ALL ITEMS NOTED TO BE
DEMOLISHED ARE NOT STRUCTURAL. CONTACT SCHOTT DESIGN
IMMEDIATELY IF THE CONTRACTOR(S) IN THE FIELD SUSPECT THAT AN
ITEM NOTED FOR DEMOLITION APPEARS TO BE STRUCTURAL OR
OTHERWISE LOAD-BEARING. BEWARE OF STRUCTURAL COLUMNS
AND/OR BEAMS THAT MAY BE CONCEALED BEHIND FINISHES THAT ARE
NOTED FOR REMOVAL. EXERCISE CAUTION WHEN DEMOLISHING
BUILDING FINISHES OR PARTITIONS ADJACENT TO OR AROUND
STRUCTURAL MEMBERS. THE CONTRACTOR IS SOLELY RESPONSIBLE
FOR INADVERTENT DAMAGE TO THE BUILDING STRUCTURAL SYSTEM.
4. EQUIPMENT, FIXTURE, FINISH RE-USE: WHERE EQUIPMENT, FIXTURES,
OR FINISHES ARE MOVED FROM ANY OTHER PART OF THE BUILDING TO
BE REUSED IN THE PROJECT AREA, THE CONTRACTOR SHALL INCLUDE
IN THEIR SCOPE OF WORK ANY NECESSARY PATCHING OR REPAIRING
OF THE REMAINING AREAS FROM WHERE THE ITEMS WERE RELOCATED,
UNLESS OTHERWISE DIRECTED BY OWNER.
5. DECONSTRUCTION PLANS: REMOVE ALL EXISTING WALLS AND
DOORS WHERE INDICATED BY NOTE, SYMBOL, OR DASHED LINES.
NOTE THAT SOME ITEMS HAVE NOT BEEN SHOWN ON
DECONSTRUCTION PLAN. VISIT AREA OF WORK TO ASSURE EXTENT OF
DECONSTRUCTION.
6. FIELD VERIFICATION OF EXISTING CONDITIONS: REMOVE ALL
CARPET, VINYL BASE, VCT, WALL FABRIC, AND ANY OTHER FINISHES AS
REQUIRED FOR NEW CONSTRUCTION. CONTRACTOR TO FIELD VERIFY
EXISTING CONDITIONS. REFER TO FINISH PLAN/SCHEDULE FOR
CLARIFICATION OF EXISTING FINISHES TO REMAIN.
7. PROTECTION OF BUILDING ELEMENTS TO REMAIN: USE CARE TO
PROTECT EXISTING BUILDING ELEMENTS INDICATED ON THE DRAWINGS
TO REMAIN SUCH AS, BUT NOT LIMITED TO, EXISTING CEILING GRID,
TILES, FIRE SUPPRESSION EQUIPMENT, DIFFUSERS, LIGHT FIXTURES,
EQUIPMENT, CASEWORK, AND FINISHES. THE CONTRACTOR SHALL
REPLACE AND/OR REPAIR, AT THE CONTRACTOR'S COST, ANY SUCH
ELEMENTS DAMAGED DURING CONSTRUCTION THAT COULD HAVE
OTHERWISE BEEN REASONABLY PROTECTED AND MAINTAINED IN
GOOD CONDITION FOR THE OWNER'S USE IN THE PROJECT.
8. REMOVAL OF ABANDONED CABLING & WIRING: PER THE INDIANA
ELECTRICAL CODE (SPREAD OF FIRE OR PRODUCTS OF COMBUSTION)
REMOVE ALL ACCESSIBLE PORTIONS OF ABANDONED CABLES AND
WIRING INCLUDING BUT NOT LIMITED TO: DATA WIRING,
COMMUNICATIONS WIRING, FIRE ALARM CABLES, AUDIO CABLES,
COAXIAL CABLES, FIBER OPTIC CABLES/RACEWAYS, AND PLTC
CABLES. REFER TO SECTION 300.21. ANY SUCH CABLE OR WIRING
SHOULD BE PULLED AND REMOVED BACK TO THEIR MAIN SOURCES
ON THE FLOOR (I.E. ELECTRICAL PANELS, PHONE BOARDS, ETC.)
9. PROTECTION OF ABANDONED/TERMINATED BUILDING SYSTEM
ELEMENTS: WHERE FIXTURES OR EQUIPMENT ARE REMOVED FROM ANY
ELECTRICAL, PLUMBING, MECHANICAL, OR VOICE/DATA SYSTEMS,
ALL REMAINING TERMINATIONS SHALL BE CLOSED AND PROTECTED IN
STRICT ACCORDANCE WITH INDUSTRY STANDARDS AND GOVERNING
SAFETY REGULATIONS OR PROCEDURES. MARK, LABEL, OR FLAG ALL
TERMINATED SYSTEMS FOR FUTURE REFERENCE. CONTRACTOR TO
PROVIDE AN "AS-BUILT" SET INDICATING THE LOCATION OF ALL
PERMANENTLY ABANDONED SYSTEMS.
10. HAZARDOUS MATERIALS: GENERAL CONTRACTOR IS
RESPONSIBLE FOR IDENTIFYING ANY AND ALL ITEMS THAT MAY
CONTAIN HAZARDOUS OR HARMFUL MATERIALS. ALL IDENTIFIED ITEMS
MUST BE PROPERLY DISPOSED OF PER EPA AND INDIANA DEPARTMENT
OF ENVIRONMENTAL MANAGEMENT RULES AND REGULATIONS.
DECONSTRUCTION NOTES
1. BUILDING CODE COMPLIANCE: ALL WORK SHALL COMPLY WITH THE
REQUIREMENTS OF THE EXISTING BUILDING CONSTRUCTION TYPE AS
DEFINED BY SECTION 601 OF THE INDIANA BUILDING CODE AND ALL
APPLICABLE STATE AND LOCAL BUILDING CODES. CONTRACTORS ARE
RESPONSIBLE FOR VERIFYING THE CURRENT APPLICABLE BUILDING CODE(S)
FOR THEIR RESPECTIVE SCOPE OF WORK. ENSURE THAT ALL MATERIALS AND
LABOR ARE IN ACCORDANCE WITH THE BEST QUALITY STANDARDS OF
EACH RESPECTIVE TRADE WHETHER SPECIFIED OR NOT. THE GENERAL
CONTRACTOR IS RESPONSIBLE FOR ENSURING THAT ALL WORK IS IN
ACCORDANCE WITH ALL FEDERAL, STATE, AND LOCAL BUILDING CODES,
AND STANDARDS FOR GENERAL, MECHANICAL, AND ELECTRICAL
CONSTRUCTION.
2. CONTRACTOR SITE VISITS: CONTRACTOR(S) SHALL VISIT THE WORK SITE
PRIOR TO COMMENCEMENT. THE DRAWINGS CONTAINED HEREIN MAY
NOT BE ALL INCLUSIVE OF EXISTING CONDITIONS OR NEW WORK
REQUIREMENTS. CONTRACTOR(S) SHALL MAKE THEMSELVES FAMILIAR WITH
THE WORK SITE IN THE FIELD IN ORDER TO BE FULLY AWARE OF THE
REQUIREMENTS OF THE SCOPE OF WORK.
3. CONTRACTOR FIELD VERIFICATION: FIELD VERIFY ALL DIMENSIONS
AND MEASUREMENTS. INFORM THE GENERAL CONTRACTOR BEFORE
BEGINNING ANY CONSTRUCTION IF EXISTING CONDITIONS PREVENT
OBTAINING RESULTS AS SHOWN OR SPECIFIED. DO NOT SCALE DRAWINGS;
NOTED DIMENSIONS TAKE PRECEDENCE. VERIFY EXISTING CONDITIONS
INDICATED ON THE DRAWINGS AND REPORT ANY DISCREPANCIES
THROUGH THE GENERAL CONTRACTOR TO SCHOTT DESIGN, INC.
4. GENERAL CONTRACTOR COORDINATION WITH OWNER: THE GENERAL
CONTRACTOR SHALL COORDINATE WITH THE OWNER REGARDING ALL
ON-SITE ACTIVITIES SUCH AS, BUT NOT LIMITED TO: WORK SCHEDULE,
MATERIALS STORAGE AND HANDLING, DELIVERIES, ACCESS TO THE WORK
SITE, TRAFFIC CONTROL, AND BUILDING/PUBLIC SAFETY PROCEDURES
DURING CONSTRUCTION. THE CONTRACTOR SHALL ALSO COORDINATE
WORK "BY OTHERS" WITH HIS/HER OWN ACTIVITIES AS NECESSARY TO
EXECUTE THE OVERALL PROJECT SCOPE. THE GENERAL CONTRACTOR
SHALL COORDINATE WITH THE LANDLORD, DAILY WORKING HOURS,
WEEKEND HOURS AND HOURS THAT MAY BE WORKED PRIOR TO AND
DURING HOLIDAYS. LANDLORD RESERVES THE RIGHT TO RESTRICT
CONSTRUCTION TO NIGHTS AND WEEKENDS WHEN THAT CONSTRUCTION IS
DEEMED TO INTERFERE WITH THE OPERATIONS OF ADJACENT TENANTS.
5. PROJECT MATERIAL LEAD TIMES: FOR THOSE ITEMS TO BE ORDERED
REQUIRING LEAD TIME, THE CONTRACTOR SHALL COORDINATE THE
PROJECT SCHEDULE ACCORDINGLY AND COMMUNICATE TO THE OWNER,
TENANT, AND SCHOTT DESIGN WHEN DECISIONS MUST BE RENDERED IN
ORDER FOR THE CONTRACTOR TO MEET THE PROJECT SCHEDULE. THE
OWNER, TENANT, OR DESIGNER/ARCHITECT IS NOT RESPONSIBLE FOR
DELAYS RESULTING FROM THE CONTRACTOR'S FAILURE TO COMMUNICATE
MATERIAL LEAD TIMES.
6. MATERIAL SUBSTITUTIONS: SUBSTITUTIONS FOR SPECIFICALLY NAMED
PRODUCTS WILL NOT BE ALLOWED WITHOUT PRIOR APPROVAL FROM THE
DESIGNER. SUBMIT REQUESTS FOR SUBSTITUTIONS WITH APPROPRIATE
SUPPORT INFORMATION TO THE DESIGNER. ALLOW REASONABLY
SUFFICIENT TIME FOR THE DESIGNER TO REVIEW THE REQUEST AND RENDER
A DECISION.
7. SAFE WORK AREA: SCHOTT DESIGN, INC., SHALL NOT HAVE CONTROL
OVER, BE IN CHARGE OF, OR BE RESPONSIBLE FOR A CONTRACTOR'S
CONSTRUCTION MEANS, METHODS, SCHEDULES, SEQUENCES, OR SAFETY.
THE CONTRACTORS SHALL BE RESPONSIBLE FOR MAINTAINING A SAFE
ENVIRONMENT FOR WORKERS AND THE PUBLIC AT ALL TIMES.
8. GENERAL CONTRACTOR CLEANUP PROCEDURES: THE GENERAL
CONTRACTOR SHALL ESTABLISH WITH THE LANDLORD CLEANUP
PROCEDURES AND GUIDELINES TO BE FOLLOWED ON A DAILY BASIS IN
ORDER TO CONDUCT BUSINESS IN A SAFE AND CLEAN ENVIRONMENT.
9. STAGING/ PARKING/ DUMPSTERS/ RESTROOMS: THE GENERAL
CONTRACTOR SHALL COORDINATE WITH THE LANDLORD AN AREA FOR
STAGING OF CONSTRUCTION MATERIALS, EQUIPMENT, DUMPSTER AND
PARKING CONSTRUCTION AND DELIVERY VEHICLES. THE USE OF EXISTING
RESTROOM FACILITIES SHALL BE APPROVED BY THE LANDLORD. ONLY
THOSE DESIGNATED AREAS SHALL BE USED BY CONSTRUCTION CREWS.
10. DUST CONTROL: THE GENERAL CONTRACTOR SHALL USE DUST
PARTITIONS TO MINIMIZE DISTURBANCES OF DAILY TENANT OPERATIONS
DURING DEMOLITION AND CONSTRUCTION WORK. DUST PARTITIONS SHALL
BE CONSTRUCTED OF 2X4 WOOD STUDS @ 24"O.C., INSULATION AND 6 MIL
VAPOR BARRIER ON EACH SIDE.
11. PROJECT INSTALLATION CONFLICTS: CONTACT THE DESIGNER
IMMEDIATELY IF CONFLICTS ARE DISCOVERED IN THE FIELD BETWEEN
