PZ-2021-00140 V; PZ-2021-00141 V: Downes Pool Variances Dear Mr. & Mrs. Downes: At the meeting held Monday, August 23, 2021, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standard Variances (V) filed by you for the property located at 5058 St Charles Place: APPROVED: Docket Nos. PZ-2021-00140 to 00141 V, Development Standards Variance approvals for: 1. Maximum 35% lot coverage allowed, 42% granted, and 2. Pool setbacks: 3-ft from easement and 10-ft side setback allowed, 2-ft encroachment into easement and 5.5-ft side setback granted. Please note that Consent to Encroach approval will also be required from the BPW (Board of Public Works & Safety) for the pool to encroach into the utility easement. Please continue to work with Jarrod Huff in the Carmel Engineering Dept. Please be advised that, per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is August 23, 2024. Please include a copy of this letter with any permit application.
